Up to a point the deposit will cover the landlord but suppose they want to sell the property by having viewings while a tenant is in situ. If the tenant has a pet this could have a negative impact upon the viewing for a particular non pet loving prospective buyer which could ultimately cost much more than the deposit. What is more, it is not a slam dunk that the landlord can keep the deposit as this could be subject to dispute so the landlord would tend to try to avoid such an eventuality.

Remember that the Uk rental market is very strong right now as we start to move back from a nation intent on owning to one where the young at the very least often simply can't now entertain the idea of getting on the property ladder.

The stronger position for landlords means that they can ask and expect to get the ideal tenant who is going to keep care of their property without any possibility of there being any sort of problem. Hence the stipulations.

Anyway, conceptually, do you feel that a spot closer to another station further inwards might meet your requirements, assuming that you still have very good access to Canterbury. The country around Throwley, south of Faversham has wonderful open spaces and there might be a better chance of finding your ideal spot there, more so than closer in to Canterbury. The commute is ten minutes longer from Faversham than Canterbury West, into St Pancras but you also have access to Victoria. If your place of work turned out to be in the Victoria area, the overall commute would be much less. It's a thought!

Yeah I can understand that a landlord who has a choice would choose a non-pet owner, and I guess that this at least lets pet owners know that they won't be considered - which is fairer than if he didn't say anything, waited for people to show interest, and then chose someone who didn't own pets anyway.

I'll haev a look at Throwley/Faversham and find out a bit more about the area and train/tube costs from there as well. And yes, place of work will influence the final decision most definitely.

Strangely enough, another listing for the property I showed has dropped the price and has no no pets stipulation. One has to be wary.

Hobbs Parker Residential Lettings seem to have a very good range of true country properties for rent.

I think so, because there is more open country and more chance of finding something pet friendly. You can also get into Faversham fairly easily from that (south) side where Canterbury is more congested in every direction which you would have to allow for, before you catch your train.

Faversham itself has a lot going for it though not necessarily just for living in. Bob Geldoff lives in Faversham BTW.

As you can see, all the Faversham development is to the north of the old A2, so getting into the station area is pretty easy from the A251 side:

Seriously, that is right and there is easy access to the Romney Marsh area and Tenterden, another attractive town. Also Wye and Biddenden.

Fancy gliding - can do it at Charing. Flying, at Headcorn.

Biggest problem with Canterbury house rentals is that a very high % of them are aimed at students. The place is full of students these days. If you do find a decent family house (1200-1400/m) then you may end up living next to students

We ended up living outside of Canterbury (rentingi in Fordwich (train station = yes) and Littlebourne) and got lots of brick for our money (and no students!).
