Hi folks

Apologies if this has been asked before. (I did search but I'm a bit out of practice on this forum!)

We are moving to Dubai in June to join my husband who is working here already. We've lived in Abu Dhabi before - but we're not really familiar at all with Dubai.

The schools we are considering are all close to Al Reem/JVT/JVC (which are also those within our price range!).

Can anyone recommend a good property agent in Dubai who covers those areas?

Any help much appreciated.

Drop the shouting in your titles and you might get more responses. It's seen as a bit aggressive to write like that.

For AR, contact Kate at House Hunters. She specialises in Ranches.

No idea about the sandy new Barrett homes of JVT/JVC. Using Jumeriah in the name doesn't make the area any classier but people live there as it's (relatively) cheap more than by choice,

Not sure how block caps are seen as aggressive in a title - and especially one as simple as this one - but thanks for the advice.

Better Homes and ERE were recommended by my company.
Sorin at BH was very helpful in getting me the right place. Nice guy with years of experience in the region.

Rookie question, but what are the rules regarding property agents? What are normal commissions like and is there some sort of agreement signed with them so that they act in our best interest (as opposed to the landlords?)

before you call any agent, just look around on the web portals such as <snip> to get an idea about the market prices since I heard prices decreased recently

I have been tracking the websites as we reach there soon, however, there are mostly agents on these websites and it is not in their interest to lower the rentals as they get a lower commission.

Any idea which website to refer to get direct ads from owners?
Dubizzle has only a handful of ads from owners.

Most owners are happy to use agents as said agents do the legwork and it doesn't cost the owners a Dirham.

Looks like the market there is tilted against the renters.

That would be very strange in a supposedly low market like now.

How easy is it to still give the agent the commission but talk to the owner directly?

Sadly just now finding out this is not entirely true - for sellers anyway. You can be told you won't have any commission to pay verbally then get sent a vague form by email to sign in a hurry and send back regarding commission when they say they found a good buyer - being told other 3rd party agents need to have their commission too. Then when this "good" arrangement falls through I find you are actually tied for the length of the "contract" which is 3 months to pay that exact amount of commission plus an extra AED6,000 for their "processing" of the sale - even if you sell through someone else probably during this time and/or get a lower price. This is a large agency. Seller beware.

it's the landlords that determine what rent they want, not the agents...most landlords think their property is is worth more than it actually is, and they often will not listen to the agents recommendation.

Say a villa is 200,000 dhs, commission for the agent is 10,000 dhs, which he has to split with his companay, so he gets 5000 dhs.
Often there is a so called split deal, where there is another agent involved, so then they get 2500 dhs.
If he negotiates the rent down to 190,000 dhs, the commission will be 9500 dhs, so 4750 for the agent, only 250 dhs less than the commission for a 200,000 dhs deal.
If he has to split, its only 125 dhs less...so really, its not in the agents interest to 'keep the prices high'.
Its in the agents interest to do a deal and get paid, as most work only on commission and there is no way they would let a deal walk for 250 or 125 dhs less.
Sometimes when there is no other agent involved, the agent still ends up sharing his commission with the landlord, or someone in the landlords office who came over once with a key. Its not legal, but if you refuse, they will not do the deal and find another agent who will share.

I am used to the norm where the buyer and seller each pay the same fixed percentage of the sale value to one agent- it is then upto that agent to split fees or not depending on number of middlemen involved.

As both buyer and seller are paying the fees, if the sale value goes up marginally, its mostly the agent who benefits, not the seller. Therefore, deals are quick to execute as you dont see selllers holding out for a ridiculous $2000 or even $ 5000 on a property deal.

Same logic with the rentals.

Though more and more, it has become the norm to sign a "fixed amount" contract with the agency so that it is not in their interest to constantly upsell.

Of course, all this seems very far away from how Dubai works.
