A hypothetical question.

If you had 200,000 dhs to invest - what would you invest in?

The Dubai property market is over / about to burst / was always literally and figuratively build on sand etc.

The Dubai stock market is virtually a closed shop and vastly over subscribed and inflated.

Do you invest in property overseas? If so where? UK is at the top of the market and likely to slide or indeed burst soon....?

So - what do you do?

Interested to here local UAE investment ideas as well as overseas. Both short term high risk gains or long term more solid ideas.

Indie Girl - I seem to remember you may have had some good ideas here...?

If investing in the property market, would probably look at eastern Europe/Cyprus as these seem to be the next property boom areas to buy for a large and reasonably quick return (so I've been told by a man in the know!).

I have a friend who was in Bulgaria last week to buy a ski chalet (not sure what theat constitutes in Bulgaria!). Will know more this week, but she did say cost of living was very, very cheap.

I have just started playing around with some loose change in the stock market back home.
Can buy and sell online and costs me about 10quid for a transaction.

Other than that you could try playing the exchange rate game.

Interest rates in banks seem fairly carp with savings getting about 3.5% in this area....(I can get 8% in a bank back home - but can't get my money there as NZD overvalued).

I don't think 200,000 goes very far in property market circles these days....you'd get less than 30,000quid for that and then you've a stack of legal fees to pay.....then pay a mortgage using effectively weak USD earnings. Then the hassles of looking after it from abroad.

If I were any of you i'd invest it in me :-)

Bansko is supposed to be a good bet - sounds like Dubai was 3-4 years ago (not an Emaar or Nakheel advert in sight though ) , a lot of new property going up and good access to ski resorts and golf courses.

It is approx 30,000 squids. Enough for a 10% deposit on a 200,000 squid property with 10,000 squids for legals, small renovation and basic new furniture. Rent it out at 125% - 130% of repayment mortgage. Pay 5% management fee to agent. 5 years time do it all again. Have 4 properties in approx. 10 - 15 years. Own property portfolio of 1.5 - 2 million squids in approx 25 years....?

That's a lot of squid... or risk....

Try 12% in the UK.

Also you have to take into account lean periods, maintenance etc etc and should have a slush fund of approx. 10-15k.

I keep an eye on it but generally it's a longer term thing.
Exchange rate trading is the short term high risk stuff

renting mortgaged house out at 130% of mortgage payments?
Good Luck with that. Plus you have to factor in times when you might not have tenants....

That being said the "housing thing" is my plan to ascend to world domination....just waiting for housing market to cool off and NZ exchange rate to come back to believable levels.

Thats alot of dosh.... Now if some kind soul was to give me that much money I would put a deposit down on a four bed property in Cheshire then..... Pack up and go home!!
