Housing in Abu Dhabi
We're due to arrive next week (the ladies visas permitting!) and will be housed in a serviced apartment for a while until our container arrives.
We've been given a housing budget of 245,000 AED per year with no restriction on the type of accommodation .
We're a mum & dad with a very energetic 3 year old and if possible we'd like a villa type house with a yard/lawn for our gremlin.
What are our options for housing?
My understanding so far is that most accommodation close to the city centre is apartment type. What are we likely to get for our 245K?
If we go further out of the city, are we likely to get a bigger villa type place? Are the facilities any good going further out? Supermarkets etc. I don't mind up to a 45 min commute.

FWIW, we moved out a month or so ago and have just found a villa mid-town (Al Rowdah/Al Musalla) for around 200k dhs. This is about 7-10 minutes to the Corniche and a similar distance to the Al Wahda mall/Lulu supermarket.
For 245k you should have a relatively good choice. As you go towards the airport you get more for you money. My advice is to find yourself one or two decent estate agents and get them to show you a good range of places so you get a feel for what you can get. There doesn't seem to be the mad pressure to make an offer on somewhere that there was (as I understand) a couple of years ago, so you can afford to take your time and even negotiate on the price.
For another data point, there is a new block on Mina Road currently showing 3 bedroom apartments for 205k+ (depends on floor).

100K will not give you luxury of choice unless you are going down to Al Gharbia which I rather doubt as the building plan is somewhat behind(surprise!).
Your employer is probably- allegedly - playing off the fact that you will house with two or three other new teachers ...which strictly speaking isn't legal but subject to Landlord's position.
No way can you take a position on island in AD and expect to have a choice of high end single self contained apartments for 100k.As a single professional person, AD is exciting from a number of perspectives-however you need to research a little more carefully as location, location, location will for sure determine your surplus available spend after rent.
