I think by then I would be offering as close to 200k as possible. They have more properties than punters and you should be in a good position to strike a deal.

Totally depends on how greedy a sh!te your LL is.

I know of someone who moved out last month after the LL refused to renew at same price as last year. That property has now been rented for 30k less.

Another friend moved out three days ago after LL tried on a 9% increase. Searched in vain for a 4 bed three story town house for less than the 240k they paid last year but no one was budging on prices for the moment

Just for the purposes of market research, my friends just moved into a phase 2 at Al Raha (I think that's right). It's a 5 bedder with a pool. They're paying 240k. This would have been unheard of 6 months ago, of course. I'm going to wait until 2010 and then look to move to either Dubai or Al Raha.

That is a good price - I know someone who is paying Dhs 385000 for a 4 bed without pool. Needless to say they won't be renewing. Prices don't seem to be coming down on AD island yet though but we can hope.

that is good, we had the 3 bed townhouse (on 2 floors) and paid 210 for it. I would be looking for 180K for that now at least

our rent in mangrove was increased by 5% this year but its still below market rates so not complaining.

For the size of the ARG complex, the facilities (or lack of) are totally disgracefull. It smacks of greed by Aldar. How can you have community living when there isnt a focal point for anything.

5 bed with a pool for 240k??? Are you sure? They're still being advertised at 395k!!?? And that was a drop.....

November may work out very well for you if the trend continues. Our lease is up in July. We are very willing to move down the road to Phase 2 for lower rental.

nope a friend on facebook, but dont know where she found out,but will try to see who the source woz. i did think it was too good to be true, but you just never know, then perhaps we would get back to some reality and rents

Isn't the norm to sit with an empty rather than ridiculously reducing the price i.e DXB?

130k sounds more like a Dubai deal than an AD one and seeing as AD hasn't been hit as badly by the recession I would also be surprised if rents had been reduced to that extent in AD. Would be lovely if it was though!!!
