i wouldn't worry about that in Vancouver. Like anywhere common sense is warranted, but it really is a very safe city. No really bad areas, other than the DTES, and I wouldnt go as far as call it dangerous but it would be a bit of a shock. And i'm speaking as a copper.

Don't read too much into it though. Coal Harbour is nice. It's just a little sterile and hemmed into downtown for my taste.
You should be fine walking most areas on your own at night, and no matter where you live close to downtown you'll always be within 5 minutes or so of the water and mountain views.
This is South False Creek - Near tons of shopping, 10 mins walk to centre of downtown, the beach, Granville Island, etc. You have Main Street not too far away, as well as Cambie, Broadway, South Granville, etc. Great location, especially because you're out of the busy downtown area and the negative aspects of living in it, but extremely close to be only a short walk away. This would be my top choice as it's a very peaceful location and extremely safe. You're 5 mins from the Canada Line too.

This one is North False Creek in Yaltetown by the looks of the view. 5 min walk to centre of downtown and 10 minutes walk to Coal Harbour ish. 10 minutes to the beach, restaurants and bars on your doorstep, etc.

This is in the West End. Right next to Stanley Park, the beach, and a 5 to 10 minute walk to centre of downtown and coal harbour. Very close to night life and restaurants, etc.

Third one - yes, views are mind blowing and it's close to my partner's office. Isn't it too cheap??? Adverts like this one make me very suspicious. Is it a house share or something?

The 1st one, i'm sure you can haggle them down a bit. You never know until you try i guess.
