Poll - What would you prefer?

I need some advice folks.

Would you prefer:

A - smaller living room with larger bedrooms
B - larger living area, smaller bedrooms?

Have decided to spend some money putting in a second bedroom to up our chances of selling.

Whaddya reckon?

Hubby & I are in (too) hot debate - any opinions welcome...

Personally I'd rather have larger living room space than bedroom - entertaining is difficult with a small lounge and you spend more time there than in a bedroom.

As long as the bedroom has enough space for storage and a double bed, then I wouldn't worry about reduced bedroom size. Our smallest bedroom is approx 13x12 with an 8x2 built in closet, and it feels perfectly adequate in size for a double bed, bedside table and chest of drawers.

Most men would say smaller bedroom,,,less space for the wife to hide when it come's to sex,plus it makes a man look bigger:rofl::rofl:

Women would want a larger one,,dont they allways:eek: so they can spend hours and hours in front of the dressing table with make up and what ever they do there:curse::curse:

I design houses and flats for a living and we always design bedrooms down to the minimum. The impact of good living areas and the number of bedrooms are the big selling points. 10m2 is the minimum for a double bedroom in building regs terms but we regularly knock out double bedrooms between 9 and 10m2. People would always like 4 big bedrooms with big living areas but if they cant afford it they will take four small bedrooms rather than 3 bigger ones.

Smalller bedrooms but with lots of built in storage so that they look bigger and less cluttered.

Larger living space with good usable layout

As bedrooms are only normally used for horizontal bedroom activites the obvious answer is small bedrooms.

I think it really depends on your target purchaser, a professional couple no kids or young family.
Families need rooms, a couple need entertaining space. :blink:

I would prefer larger living room, than larger bedrooms! From the picture you posted, it looks like the bedrooms are a fairly decent size as they are! So, who is winning between you and the hubby? lol :p

I really like those two pics just as they are. Very nice! :thumbup:

I really dislike and have no use for small rooms. I'd rather pay for a 'great space' than a little room that's there just for the sake of it. Taking away space from either of those two rooms would take away their appeal, for me, but then I'm from Canada and use to more open-planned homes, so likely not your target market. So ignore me! :lol:

Managed to convince the better half to split the bedroom into two instead of the lounge.

Work starts tomorrow so am about to start living in a bloody work site again :(, it's only 12 months since we finished refurbing the place...

Aah well, fingers crosses it will increase our market.
