Still in the higher end range. In June Calagary Metro median home price was 399,000 and the average home price was 447,000, so still a considerable difference between the median and average prices to your listing.

This is also true sir, however the figures you have quoted will (probably) include 'batchelor' style condos (ie small enough that you cant swing a gerbil let alone a cat), fix-ups in da hood and maybe even the odd 'mobile' home. Posi did say you dont get much, suggesting to me that he was meaning size and location.

Thank you for being honest :p And you did explain your reasoning behind dismissing some homes - so I do understand.

The realtor.ca site shows close to 400 properties in Calgary between 375K and 425K that are described as residential and house. In all areas, not just dumpy areas.

I'll find the link to post tomorrow, but they had the averages and median prices broken down by houses and condos, the prices I posted were just for houses.

Now as for what areas and the types of houses, no clue as they didn't not go that in depth.

Oh come on - I've been out there - the whole neighbourhood is virtually flat with some gentle slopes at worst.

It's the attitude of the selling realtors that is really getting my goat. I'm still fuming about those realtors who make an appointment to view and then don't bother to turn up without a word of explanation. It is unbelievably unproffessional and ill mannered and they should have their licensing (or whatever) revoked.

This I agree with - I had one show up with clients in tow and let himself in while I was coming out of the shower. He didn't even call ahead. Scared me to death, as I was home alone and thought I had burglars!

Also, a lot of people don't want to work (this was us). They don't want to fix a place up, they're both working, they just want to move in and enjoy it. That's why renovated and staged places move more quickly & for a premium over unstaged/renovated.

This is absolutely bang on the money - moreso the higher the price.

BS - they are great for light control, that's why they're popular. And made to measure quality blinds are far from cheap.

As for why your house isn't selling - I think the single biggest problem is the master bedroom. It needs to feel luxurious, inviting and "grown up". The x-box and TV make it seem more like a 'tweens' room.

Good luck with it - I happen to love the colours, and if I were able to, I'd happily take it off your hands ;)

Not so, two of the houses at the end of phase 1A that have been squeezed in beside the wetlands have yards with slopes that are not a lot of use to anyone . My elderly white GSD has trouble walking up the path from the wetlands that is beside one of them.

Here in MB if we enter a house, via the lock box, without obtaining confirmation of appointment from the listing Realtor we can be fined up to $10,000. We are also expected to knock first, even on empty houses.

I don't think the "Panoramic Views" do the house any favours what so ever, especially the living room.

Shoot whoever did the panoramic viewing - its making me wonky-eyed and giving me motion sickness.

Seriously, try an normal panning it with a normal camera, not one tha tchanges the angle of every wall in the house!
