Another Step Forward - House Valuation....
 
Morning Buddies...

After my recent wibble - I decided to give my self a damn good talking to, and also recieved heaps of support from you guys on PM's etc.. Thanks!

So - I had 3 agents over to my house last week, and the good news was that they all gave the value that I had had in my head, and that I'd been calculating my relocation with!! I know that means nothing until it is sold but they all were keen to take it on :-)

I haven't yet instructed though - it seems a massive step and again the wibbles are coming back... GGRRRR

However, my best mates were talking at the w/end that they may be moving from Surrey to the midlands - so that made me realise I can't stay in one place because your mates live there, as that could change and I'd be left....! It was a good reminder for me!

My main support in this - my mum, is currently on a 3 week trip of S Africa, and although I'm old enough to instruct on my own, I would like her to be here to discuss this with in advance. Or am I just porcrastinating again - probably!

Anyway - it's a step in the right direction, and hopefully things will now carry on in a positive way!

Ha ha!!!

I am being badgered by one of the agents already to give them the green light. It's years since I sold a property, so not sure which agent will be the best.

Chin up!!

I have the dreaded estate agents coming on wednesday to decide on whether to sell or rent depending on price etc..

whereabouts are you in surrey - we are Cheam - so Sutton/Surrey border.

Let the EA's hang for a bit and say you really need a better quote for the or services, see if you can get then to drop their percentage before you instruct - which ones are you talking to?

we did Cromwells - just for know as they do sales and lettings in our village!

We have had the house valued and have to say massive difference between there valuations, :eek: the agent that i think was the closest to what we believe the house is worth has sold 4 properties in the area in the past 2 weeks so will go with them, of course you don't know until its actually sold ( also happens to be the better valuation ;) We are just haveing some work done on it then it is going on the market :blink: its the biggest decision we have made for years, and will be sad to sell after all the work we have done on it, its a very happy family home. If we had the money i would rent it out and that is an option if we can't sell,

There is someone interested in the house but they haven't sold there's yet, which is a shame as there would be no fees, our last 2 properties we sold to cash buyers before they even went on the market would have been nice if it had happened again :D good luck to all those selling :wub:

I really dont relish the estate agents visit on Wed - am frantically washing skirting boards - god knows why!!

We just cleared a lot of essential stuff out of the house ;) so it was ready for the estate agent, a week later 2 off our kids at uni were made homeless ( long story but not there fault ) so we had to take all there stuff including books desks 2 king size beds and all the beding pots and pans we brought them in sept and store it in the house and the garage :blink: ( don't worry they werent homeless for long they stayed with friends at uni and have now found somewhere else but are home for easter and there stuff will be here for another month:eek: you can't move on the top floor, our house is 3 levels so i refuse to go up there now untill they move back after Easter :wub: I can't even see my skirting boards :rofl:

Hello Carri

I'm near Guildford and had 2 local agents and one national one around. At first the national one verbally priced it lower than the others, but when I got the written letter, he'd gone back up to the same mark as the other local ones, so fairly consistant!!!!

It would be a dream to sell without an agent, but somehow feel that would be wishing for the impossible...

Good Luck with your valuation - keep us up to speed with that!!!

Lmao about the skirting board comments!!!! Makes you feel like a crap housewife doesn't it when you come to do them and there is 'some' dust everywhere :ohmy:.

Make sure you clean the light switches too (hated that job - house ended up looking like a 14 year olds school disco with the amount of flicking on and off going on as i'm cleaning mucky paw prints off of the switch!) :lol:

Missed mine in the downstairs loo and ohhhhhhhhh did i feel bad, but no-one mentioned it :rofl:

Even the couple who have now viewed our house 3 times and come in with a very cheeky offer :mad:
We are holding out as the interet has really picked up and we have another couple interested as well :thumbsup:

We waited to put the house on the market and now wish wed just bit and put it on early last year, now we are this year and only the buyers are coming back, may get a better offer later this week or another buyer :thumbsup::thumbsup:

Oh good grief hadnt even thought of the dusting the light fittings - I wouldnt mind but the dogs seem to be deliberately shedding loads of fur and rolling in the most disgusting stuff they can find!!!

Have resorted to spraying them with Febreze!!

Lol saw the Febreeze ad on TV over here and it went something like

"Soft surfaces can soak up bad odours...... blah blah blah"

Then a dog gets off of the sofa and dutiful housewife sprays the sofa.

I think everyone should do what you do T4BL - just spray the dog and cut out the middle man, after all it is a soft surface :confused:

I tend to do it when no one is looking as some people seem to think its animal cruelty!! paaah!

So estate agent is due at 4pm - GMT

spent all last eve cleaning place - took dogs for walk before work today and one of the little bu++ers decided to roll in a huuuuge amount of fox pooooooooooooooo!!!

Didnt have time for a full clean down - so out came the baby wipes and the Febreze (again!)

Luckily my Dad has popped round while I am in the office for damage limitation - and put some flowers in the rooms!!

what will I do without him when we move :unsure:

I have got some doggy cologne for my one - BUT as soon as he hears the pump spray going he is off - he is so scared of it, thankfully he doesn't get that smelly!

I bribed the kids to take the dogs out for a walk whilst the EA came just now . .. .they came back before he had finished - but dogs went straight out into garden - so not too bad!!

Fingers crossed for when your house goes on the market - things really start to feel as though they are happening then!

When estate agent came round i sprayed dogs with some lavanda stuff poo talk about strong :rofl: the poor guy couldn't stop sneezing ;) oops and the dogs were in the garden :wub:

Lol we went overkill on the smellies too - no dogs but an open fire which had a nice display of pinecones in it for the summer. Covered them in essential oils and after a while you get used to it and can't smell it (first squiff was honeysuckle) so I thought i'd put some more on for good measure. Pah no honeysuckle left - I know we'll get out the eau de christmas one :thumbsup:

House stunk for ages :( Probably why its still for sale :confused:

Hello there MMC!!!!

Well, I hadn't mentioned on here, but I did have a mate wanting to think about the house before instructing - however it's too far above their budget. It's a real shame as I'd love to sell to a mate, and also cut the agents out, but it won't happen!

I called them all today to say I'd make a decision next week.

I'm hoping the offer my mates gave me or living in their cottage on their property will stand if I have to move out before my flight to Canada.

I had a really positive read through of all my Canada stuff last night - Vancouver city guides etc... which focused my mind again!

Am about to post about renting and process of doing so, but hopefully I'm not about to have another wobble.... Just wish mum was here to be my sounding board - she's not due back from S Africa till hte 19th....!
