Rentals in Bangsar/South Bangsar

Hi,
Does anyone have an idea of rental inflation in general in Bangsar, Bangsar South area? Does the rental amount increase considerably or is it moderate
within 2 to 5 years timespan? or an approximate assumption between 1-10 years!
I am considering renting a 3 bed room Condo in Gaya Bangsar Condo, Suasana Bangsar, or in The Park Residences (The Park)
Just saw that the Midvalley Mall is nearby but hopefully can take a taxi, avoiding the regular rush hours and traffic jam.
Hopefully after 10 am through 4 pm should be OK to travel to the mall. Kindly share your experience. Tks.

Not sure specifically on rental increase but its linked to property prices and they have been going up by about 7% per year recently. You could consider a longer lease to lock in the rental rate now. There appears to still be an over supply in this range so negotiate hard with the landlord also.
As an aside, what did you think of Gaya and Suasana? We are considering a move to Bangsar from our current KLCC address and have identified both these developments on the Internet as suiting our needs for size and price point. Would be interested in other opinions.

Thanks Nakrob for the Suggestion. In regard to Gaya, Sausana we think its
a good Location since Midvalley Mall is within a short drive. There was rumours in regard to Sausana that you smell seawage in the flat. So you will have to check out that. I don't know whether it is still the case. But overall to me it looks great though its a bit away from the conveniences.

I am also in a condo in Bangsar (Zehn). Towards the end of our two year lease, when we were looking to renew, I was able to negotiate another year at the same rental. I presented the agent and owner with plenty of online advertisements which showed the market rate for an apartment in our building; it also illustrated that there was plenty of availability should they choose to increase the rental unreasonably.

Thanks Ajw, I've heard of others doing the same with agents looking to increase the rent. Your thoughts on Zehn? Its another development on our list. Obviously positive if you've stayed for 3 years.

Zehn is really nice; well maintained, very good security, best condo pool I've seen anywhere. If you look at apartments here you ideally want to be in Block B which is furthest away from construction going on at Pantai Hospital.

hi....if you really like midvalley shopping mall, why not consider staying right next to it? There is condo called 'Northpoint' there, which you can just walk across to the mall very day .
But
getting OUT of your condo to drive out/get a taxi away from Midvalley , during peak hours and weekends, hmm....I better not say....

But



Especially if one get sick and need emergency admission in a hospital etc.

Hi there,
I live in a 2 bedrooms in Suasana condo and pay Rm5000/month with a 2yrs lease.
Going to Mid-Valley takes 10-15min (it's very close but you have to do a big circle to access to it) and coming back 5 min.
The only thing is that taxis can be difficult to find at rush hours.
It's true we have big sewage issues but they've changed the floors trap in most of the appartment, and there's no bad smell anymore.
If you plan to move in here, try to make sure there no any other plumbing issue...

We did a recky the other weekend past most condos in Bangsar ....... and have decided to stay put downtown!

Just wanted to know few things ( highly appreciate if answered point wise)
1) If I take a flat for two years...what is the notice period ( 1 month/ 2 month)?
2) If my lease term is 2 years....I can give a notice of 1 month in the 9th month and leave...i wont be asked to compensate for rest of 14 months ( 24-10)....right?
3) At the end of the 1st year, the agent wont come knocking on the door for money?
