Default SELLING HOUSE IN ROME

Probably a Q for modicasa, we are selling our house in Rome and moving back to UK, our immobiliare may have a potential buyer notwithstanding some condono and vincoli problems on our property bought 11 years ago. What do we need to watch out for and, apart from the immobiliare, do I need to get anyone else involved for my part?

Condono and vincoli problems need sorting fast, if not already done so. Youll need the APE, and its very likely youll need the certificate of agibilità, which is dependent on condono and vincoli problems as well. What you need to look out for - sort out to pay the agent at atto, preferably not at compromesso or certainly not at proposta.
Be careful of clauses the buyers might want to insert in any proposta or compromesso - if the whole thing falls through because they cant add 2 bedrooms and a cinema, thats not your problem, so stand firm on outrageous requests.

Good luck Chris. We found it all a lot less stressful than we had thought, even though it was not without minor issues e.g. told windows in conservatory were not on plans, when they were. The speed of the sale surprised us, so the scatter to move was interesting to say the least and not just goods, it was also the finance side of things.... Like I say best of luck.
