Hi,
I am about to take out a mortgage here, and I wanted to check the criteria for 'prima casa'. I know that many people on here have probably already been through this, so I would appreciate the benefit of your experience.

As far as I understand it, a 'prima casa' mortgage is more about your main house than your first ever house purchase, correct? As long as you don't already have a house in the municipality or own part of a house elsewhere in Italy, it's ok to take on this type of mortgage.

Per ottenere le agevolazioni fiscali sui mutui prima casa servono alcuni requisiti.Ecco quali:

Non bisogna aver usufruito in precedenza di incentivi sulla prima casa.Le detrazioni potranno essere riapplicate solo nel caso in cui si venda e si ricompri sempre una prima casa.

Non si può essere proprietari al 100% o in comunione con il coniuge di diritti di proprietà, usufrutto, uso e abitazione di un'altra casa nel territorio del Comune dove è ubicato l'immobile oggetto dell'acquisto agevolato.

Non bisogna essere titolari, neppure per quote o in comunione legale con il coniuge, su tutto il territorio nazionale, di diritti di proprietà o nuda proprietà, usufrutto, uso e abitazione su altra casa di abitazione acquistata, anche dal coniuge, usufruendo degli incentivi primacasa.

Bisogna risiedere nello stesso comune dell'immobile che si acquista.Se si deve effettuare il cambio di residenza, questa deve essere spostata entro 18 mesi dall'acquisto della casa."

Do they care/ask about if you have/have had property in the UK? I haven't bought before in Italy, but I have had a house in the UK which was sold 9 years ago. I no longer have any property.
Can you only have a prima casa mortgage once? Or can you get one each time as long as it is your main home?

This is a big deal for me to do this so I'm super stressed already and I don't want some old house purchase affecting things as my partner has never bought before. But I guess a lot of people buying in Italy would have or have had UK property.

Prima casa is your main house in Italy - ie the one where you will have residency. If you claim prima casa you will have 18 months to take residence in the comune (not necessarily in the house) You can only have one prima casa, so you will have to sell it before you buy another. If you sell within 5 years you must buy another within 1 year or you lose the incentive. You can have other houses outside Italy.
