Eco bonus
Dear All
Has anyone got any experience of the eco bonus? Maybe used it / know anybody who has. Limitations / deadlines etc. We've read so much conflicting information about it we are totally confused and do not know what to believe.
Any help appreciated.

It depends what you need to know. There are parts of it which expire at year end, but may be prorogued, other parts which have been prorogued but they have different requirements. If you want it for facciate, or for anti-sismico you're possibly too late, but in time for energy efficiency etc. The hardest part is ceding the credit and finding a builder as well as finding a professionista prepared to do the paperwork. If you can be a bit more specific I may be able to point you in the right direction.

If you want it for facciate, or for anti-sismico you're possibly too late, but in time for energy efficiency etc. The hardest part is ceding the credit and finding a builder as well as finding a professionista prepared to do the paperwork. We are looking at an old house which needs everything. Definitely insulating / heating, new wiring, plumbing etc etc. What does 'fasciate' relate to?
The agent has said he has found some local builders but is struggling to find a techno etc to do the planning applications etc. He said it was 90% sure the eco bonuses would be extended but nothing about already potentially being too late for 2 of them.
Our fears are two fold:
1) we end up with a house that needs €€€€ of work and we do not get the eco bonus. We understand the cost of work and materials is increasing daily!
2) whether we get the eco bonus or not we end up in a position where we are waiting months just to get the plans drawn up and then months and months to have the work done.
The agent believed realistically 1 year to have the house fully finished.......?

Regardless of bonus and reading other threads (Portugal, Spain etc.) the price is usually always higher than estimated. It's hard enough to get a plumber these days and better to get the final price signed on paper before anyone starts the work.

- they are incurred between 01.07.2020 and 31.12.2021
- relate to residential buildings of private individuals / block of flats and not to commercial premises or premises of companies, commercial entities and professionals used for their trade / profession. Each private individual entitlement is limited to two separate and autonomous residential units.
- the properties affected must not registered at the local land registry under classes: A/1 (high quality homes), A/8 (Luxury villas) or A/9 (Castles and palaces).

Lots of professioniste arent touching the ecobonus because they can be checked up on for the next 8 years and they take all the liability for false declarations etc. So it takes time and effort finding someone willing and capable. The bonus is for replacing stuff - new boiler, new windows etc - so a house with no heating, cant miraculously get free heating under the scheme. The facciate was under the facciate scheme for 2020 for the centro storico, which gave you 90% of the money to do your frontage, balconies and so on but which expires at year end. So you need to know exactly what you need to do enters into the scheme - and what you would have to pay for. Find a tecnico to do the application, Find a bank to cede the credit to (and take out a ruinous loan), Do at least half the work by next June (probably to be extended) and then wait for a knock on the door for the next 8 years for a check by the powers that be, that you did exactly what you declared you would do.
If, instead, you went down the energy incentives, white goods, all the stuff at 50/60/70% you can get a discount on the invoice (if youre not resident) and save that way.
If buying the house is dependent on free money, then walk away.

We were not aware of the energy incentives (white goods) which is a shame. I would have expected one needed to be resident rather than non resident for an incentive...
