Buying Property In San Vito, Puglia.
Hi all,
We are new to this site and this is our first post.
Apologies in advance if we go over any points or questions already covered.
We are planning on moving to Italy, with Puglia the most probable location and San Vito the specific area. This September we will be visiting San Vito and have arranged an appointment with a local estate agent to view some properties.
We plan for our move to be permanent and for us to be full time residents, we will be funding the purchase of our Italian property by the sale of our English property. We have been researching as much as we can, and understand that the purchase of property in Italy can be complicated and time consuming, so we thought we would seek some advice of people who have already achieved what we are seeking to do.
We do have some questions, such as -
Is there an average length of time it takes to complete a property purchase is Italy?
Can anyone recommend a solicitor in the area?
Are there any estate agents to avoid?
What are the transport links like?
Also if there is anyone living in San Vito or the general San Vito area who could offer us some advice it would be greatly appreciated.
We would be extremely pleased, and grateful, to hear from anyone who can offer us the benefit of their experience.

Specific answers, there is no average length of time that I know of, but it can often take several months. Saying that we do know of people who have completed much quicker. A lot of people would say a solicitor in Italy for buying is a waste of money, but a great number of Brits can't understand how you could not have one! Better to look for an estate agent to trust and one registered to sell.
For transport I would always look at the local airport site for transport to and from, but in this case it does not seem much help. Google can't give a solution from the airport, but does to Ostuni. Rome2Rio is another good site to find out about transport. Put in a trip, find which company does the route and search for their site. In this case for Ostuni it would be this lot here. I know nothing about the place, ut would advise you do a lot more research like your doing before looking to buy. If you don't already have such, start a list of facts to find out about. I would have residency, tax and transportation at the top. There are lots more and the more you look into it the bigger the list gets, but if you are keen enough (or perhaps your heart rules your head) you will get here...

There is no limit on time - it would be difficult to complete in under a fortnight, but some people want a year or so between offer and completion. It's an agreement between buyer and seller. A good estate agent and a good notaio will provide all the checks and balances you need. As far as agents are concerned, use a legal, registered one - preferably a member of FIAIP which is the professional agents organisation and guarantees a code of conduct and insurance. Dont be afraid to ask lots of questions and dont sign anything until you're happy. Even a proposal to buy can lock you into a process whereby you can lose money if you change your mind.

Myself and my good friend Clint - who I am sure will be along soon with her input - live "in campania" just outside of San Vito and are always glad to meet up with people who want advice - or even just a glass or 3 of vino and a chat. Let us know exactly when you are coming and we can arrange to meet.
Our purchase took a very long time, was complicated, but we got there in the end. Clint has her own stories to tell.

Indeed I wouldn't recommend the agent we used. We ended up taking them to court and just got a court judgement against them, it looks like we will need to go through pignoramento to get our money
As MargaretM said more than happy to meet up when you come over and give you all the info you need.
A word of caution there are properties that seem a bargain they are cheap for a reason

Very easy to buy! Very difficult to sell! My advice would be to rent for twelve months check out the area , also experiance all the seasons so when you buy you have a better idea what you need in terms of heating, aircon etc . Also when you there you may come across properties not in the main agents.
