Default When to put house on the market ?

At what stage did people put there house on market in UK?

Going to need to sell before we leave from a financial point of view - obviously there is no timeline for house sales, Propertys worth approx £150k and should sell no problem in the area that we live.
If you do get a buyer can you specify when you will vacate?

Any tips of your experiences would be most welcome!

Not soon enough mate..!!

Getting the visa was a breeze compared to selling the house... Knowing then what I know now, I'd have put it up for sale when we first started the visa process and would have rented if it had sold quickly....... at least that way, we'd have been living down-under for the last six months already

We'r eputting the house on the market as soon as we get our state sponsorship as we need to sell it to release some equity for the Capital Investment to get our bonus points for DIMIA. Under other circumstances we wouldn't do this, but we're assured that DIMIA can't overrul a state sponsorship so assuming meds and pccs are OK, it feels like a safer bet. We could theoretically borrow the $100k but it would cost something like £300 pm which is scary when we're trying to save not spend. Also, the housing market is sooo slow so we might not sell for ages.

Our local agents charge 1.5% (+vat) of the sale price. On top of this, factor in about £500 for legal fees.

We pressed hard and got it for 1% including legal fees. Some people have done it cheaper still. I guess it depends on the competition between the agents in your local area.

Could still trip us up though IF we sell quickly and then have nowhere to live. We don't want to uproot the kids more often than is neccesary but I think it woud be difficult to get short term rental in this area.

Thanks for advice - the 2 worries at this stage are
(A) House sells quickly and end up long term renting
(B) Don't get Visa and have to radically change our lives - i'd miss my old house if that was the case.

Wonder what other members did ?

put house on the market in October ...sold October now living with bro in law....had to change the kids to new school and only had visa acknowledgment...would not change it....as soon as visa arrives we are off (if we get visa) aaaaaaaaaaaahhhhhhhhhhhhhhhhhh

I am putting mine on the market in Feb. I am using our local estate agent and I don't care what they cost. I am using them because the people who want to live in this area look in their window and all the houses here seem to go in around about 6 weeks (sold). So I am hoping by then I will know more about the visa situation.

I am putting on the market because I have seen so many people on here get a visa then struggle to sell the house. Why have hindsight if you can't use it, thats what I say lol

Great thread Mick - was wondering same thing myself!

Lordy knows when we shall put ours on. We have got an extension to finish (started before we decided to emigrate!) and then got to try and sell it! That's if we get a visa.

We thought we might wait until we got our visas before selling seeing as we have so much to do on our house!!
