Rental vacancy rate is less than 1% at the moment. Rentals are high, when we moved out of our 3 bedroom rental (nothing speccial at all) in Tuscany the landlord was going to put the rent up to $1600 per month.

From the purchase perspective, prices are still high but appear to have leveld off due to a large amount of availability. The speculators have really screwed the Calgary market. A colleague has just bought a house to renovate and flip, but while looking for properties he found streets with as many as 16 properties for sale that had never been lived in.
