Re: Equity

Hi all.

Thanks for the responses.

Funnily enough several months ago I was seriously considering selling my house and thus invited 3 estate agents round. All 3 estimates were seriously varied. I guess some work on the old fashioned 'square footage' way of estimating a value while others consider the 'area' in which you live.

Anyhoo, none of them sent me any follow up paperwork. Maybe because it was around the time that 'property prices' was front page news. They were probably bored of people 'checking to see' what their house was worth and nothing more. They probably felt I fell off that same wagon so didn't send me anything.

I guess I'll contact them again and see if they can dig out the paperwork and send it to me. What exactly is on the 'said' document you get from the estate agent?

Thanks WoofWoof for the idea of pointing out any debt. I was considering just getting (certified?) balances/statements sent with my updated documents to demonstrate my current financial status.

Not exactly the best time of year for showing you monetary ins and outs. Maybe CHC will accept Boots or Argos vouchers as contribution towards settlement funds???

I'm sure it will happen in the new year though........new year, new start, new house, new wife , and all that :D
I suppose looking on the bright side of things you can't go now anyway cos its too close to crimbo and Santa wouldn't know where to drop your presents off !!!

Mmm not sure about the new wife :D new hubby maybe ;)
Almost 4 yrs of immigration sure as hell takes it toll. You had any luck with your house???

Cos of our situation it won't be going on till mid next year......but were gonna land first and then come back before that ...Good job were not putting it on the market at the mo...... 5 houses have gone up for sale recently in our close and for good measure some one with a load of land near us is trying to get planning permission to build new houses in his back garden.....And guess what...the only way its possible to get access to his back garden is to go through our "established" close and smash through a fence at the bottom. That would mean about 2 years of constant construction traffic going through our close. I'm sure we can stop for it now but don't know if it will be for good. Never mind...we are still pretty confident about selling up quickly when the time comes :)

Hello,
I Just dug my valuations out from the estate agents, and apart from all the bollocks about how confident they are of selling your house and that they have people on their books looking for houses in your area  They both have the similar statements of " we are in the opinion of it should be offered on the open market at an asking price of £XXX,XXX" Thats the bit your after .........We got two valuations and took the mid price as our valuation.
Surprised they didn't send you your valuation details

Thanks again WoofWoof for taking the time to dig out the documents.

Now you've explained what it is I need from them and in what format, I'll be sure to get a copy.

Yes it was a bit strange that none of them followed up the visit with paperwork. But that is honestly the case. All I got was the odd phone call afterwards asking if I had decided to sell through them! (Who knows - maybe I would have, had I got the paperwork!)

Thanks again "all" for your help with this. I guess with this being the last chance to send in updated documents before the 90 day expiry, it's great to get a different perspective on how to deal with all the supporting documentation.

Hope when the time comes for you to sell it goes quickly for you :) Not that up on building regs but if their is enough of you object i wouldn't of thought they would pass an application, but then you never know with these councils, it only ever seems to be a problem if their is nothing in it for them. What part of Canada are you heading for? Good luck with landing :)

Were all objecting and it should get stopped according to our councillor but thats the easy bit .......apparently it can go to appeal and end up in the high court, or something like that, which is out of the council hands. They have admitted that builders have a high success rate when this happens. It could end up with some jumped up dick head ,that doesn't love in the real world, passing it. ... but we shall see .
Anyhow........ Ontario is our destination...........fortunately we have a friend who's relations used to live in Ontario who can help us a bit on what we are looking for.
