Default Anyone else selling their house themselves?

Hi!

We are just about up to here with estate agents and we are going to take our house off the market with them when contract expires at beginning of October and try to sell it privately ourselves :scared:

We are thinking of using The Little House Company and also placing ads in the London Evening Standard and our local paper.

Has anyone else done anything similar? Any stories to share?

I have put it up for sale with two web based companies, not a sniff. We also have struck a deal with an agent, as we decided that the longer we waited to sell the more money we would lose in the long run with paying mortgage each month it didnt sell, it could hold us back from going when we want, and we can soon recoupe the estate agents fees with buying another property in Canada asap before prices there go any higher. If our house was on a main road or had any passing traffic it may be easier but it isnt. We have a viewing on Friday, so will see how it goes. I sold my business premises myself in a week, but it was on a main road, I made a huge sign stuck it in the window and got loads of viewings, two offers one we accepted for full asking price, now someone else that also viewed has come in with an even higher price!!!!!!
So looks like what we ebd up paying the estate agent for ours will be recoupe thorugh a higher offer on the other. So we are lucky.
The agent selling ours sold a similar house around the corner within 6 days, so we are hopeful he may do the same!!

House selling is still along way off for us at the moment, AOR Jan 05, but this is something that we are considering.
After waiting so long I really don't want to have to hang about waiting for the house to sell.

I will keep an eye on people's ideas.

Have a look at www.housenetwork.co.uk. We are using them as a kind of halfway house between an agent and doing it ourselves.

For £200 they do the ad, as many pics as you like, 4 video tours etc and handle pretty much everything except showing people around. As well as their own website they put your house on just about every other on-line site there is including Rightmove which seems to be the most popular.

Their 'commission' is a maximum of £500. We would be looking at around £10K commission (inc VAT) with a normal estate agent.

We were impressed with the service and the ad. We have used them for a couple of months, only had 1 viewing but put this down the state of the market, holidays and the fact that we are asking a speculative price as we have 6 to 8 months to play with.

Cheers.

Thanks for all the comments so far. We decided yesterday to drop the price with the estate agent for the last four weeks of our contract and see what happens. Like others we really don't want to be chasing the market downwards here whilst the market in Canada is on the rise!

Hiya

We will be thinking of same thing to save agents fees, seeing as they do little apart from put ad in paper and photo in their shop window.
You may have to screen some people though on phone if you can suss out where they live now and if they have a house to sell too.
Chains are bad news.

found these but dont know if any good.

Do search for similar.

Just put house on any free ad or free paper website with photos, more the better and a for sale sign up at house. Tell all your friends too.

Good luck
