Default Why do I feel a rural hungary part 2 coming on?

Those who have followed our story will know that we bought where we did solely on the view from the terrace.
Second time around, I promised myself that my head would decide, that it wouldn't be a project and definitely wouldn't be an adobe house as, despite loving the houses, it would be a long and winding road renovating one.

Well.......

Whilst looking for a property for a client, I stumbled upon a ruin. My head was saying no! stop! don't even look..... but I didn't listen....

Now I'm trying to convince myself that this is not a journey I want to go on but.... those views

If you can't say where, can you say how much? Regardless of what your heart or head is telling you, what does your wallet have to say on the matter? And time is also a type of currency - it's precious and should be spent well and wisely. But that view.... simply stunning.

What an awesome view. If the house is to far gone it might be cheaper to build a new house and replicate what is there using authentic materials like were used in the original structure and with an exact footprint of the existing structure. That is if your looking to have an authentic Hungarian house from an earlier period in time.

Haha Paul, that's exactly what my eldest said and being a family project, I'm beginning to wonder if I should listen...

Thanks all for your replies and having thought of little else during a back breaking 16 hour drive, here's where I am at.

It's 140 years old and I can only imagine, if walls could talk, the stories it could tell.....
Main roof structure is good, ring beam solid but a few purlins need replaced and needs the usual felt, baton and tiled. No foundations but bottom of walls not too bad for age. Walls are 70cm thick, rammed earth not adobe brick, a couple of sections not stable and need removed and rebuilt, couple of large cracks need stitched with adobe brick.

My thoughts: concern is remaining strength in walls and whether it will continue to support roof load. I have an idea to combat this, though, to the best of my knowledge, it's never been done before and would be a steep learning curve
Alternative is a new build.
Fen, I think there is ragweed around the house but surprisingly, not in the meadow, the local flora seem to have kept it in check there! Did you know that the countryside in Zala has 50-60% of Hungarian flora species growing there, including some rare species not found elsewhere in the country?

HH, it's cheap enough that I doubt we would ever make a loss even if we just sat on it. You are spot on regards time and this is probably going to be the decider. Does the family want to invest the time, especially my mother who, as she is always telling me, isn't getting any younger

Yup - I would go for concrete block build with enough insulation that you don't need to heat in the winter and it's cool in the summer

Ragweed is like poppies - only grows on disturbed ground, so the fact that there is none in the meadow would mean that the wild boar have not done much digging there

The ragweed is a nightmare for anybody with allergies and hefty fines can be issued if it's found on your land, more info here

Please note
ragwort = Senecio jacobaea
ragweed = Ambrosia artemisiifolia
Its not the same plant
ragwort is poisonous to cattle and horses
ragweed is grazed by both without problems.

Ragweed produces prodigious amounts of pollen to which those susceptible suffer. Luckily I don't but I have come back from cutting a badly affected field with the tractor absolutely covered with the yellow dust. Ragweed does have medicinal properties but the misery caused by the allergic reactions outweigh any benefits.

By the way ragweed seeds can survive in the soil for about 25 years before germinating once the soil is disturbed, so early cutting is essential (to avoid seed production)

The Hungarian name parlagfu = fallowgrass because of its habit of appearing when land is tilled and then left unattended.
