Hi we lived in Hungary 9 years left in 2010 worst thing we ever did. Was wondering if prices have increased much since we left.

House prices in Budapest have risen quite a lot in the last few years, having fallen previously. House prices outside Budapest are not rising so much.

I do not know about elsewhere outside of Budapest, apart from Szeged which has seen propertiy prices on a rise recently and still rising. The recent Csok scheme allows families, and would-be families, to buy property much cheaper and therefore has lifted the housing market creating a rise in property value. I would say in places such as Pécs and even Miskolc the property prices should rise; slowly if not surely.

property prices also have a marked regional variation and some 'fashionable' areas can have a significant increase. Prices will (as you might expect) be influenced by the local availability of work e.g. a new western European factory subsidiary opening (or planned) can have a local effect. Also land prices have seen a recent increase, in part (IMO) driven by grants available to 'Young Farmers'.

Its easy to check prices on the internet for any area to where you are thinking of moving.

Another thing to consider, if you want to buy cheaper property, is buying at an auction; depending on your citizenship and rights of course in terms of being allowed to buy property, etc. More information (in Hungarian only) -

Well at least you are someone who doesn't need the usual advice, you already know it.
Prices on the Big Boring Flat bit have not seen much of an increase, but as Peter noted there is also a new Chinese financed factory under construction here, so watch this space....
