Including tax, for a decent build quality, you are looking upwards of 190,000ft /sqm

First as useal for my comments there will be Back Lash:confused::confused:, no mater how you look at a New Build you have to ConsiderLand Prices , whear I am, plot prices around 4 mill. or less in the Village at present thay are sealing a Adobe property for this amount but still standing as a building Plot, My next project when my place is sold is new build by my self abought 52m2 with the Help of my English Architect who has a estblish proctis hear for the last 14 years no ways around the planing and building regs. Yes this will be above insulation values, Just remember to build for your self the right Size, I am abought to put the Price of my new build together now I am in the city as I have no internet where I am

Yes, it is the same in UK, an empty building plot can cost more than a plot with a derelict or neglected building on it as, they take into account the added cost of demolition. In some cases there has already been demolition on the plot so you are paying for that in the purchase price of the cleared site. I think if I were doing a self build I would choose a site with a derelict house, demolish it myself and use the rubble as hardcore when making floors, driveways etc.

Yes to above recover cost on demolition if Adobe house the Beams and any old wood pay if adobe walls are not hard to take down barrow away to low land area as these are soil straw mix. I no I been ther don that and got Tee Shirt but if choseing a Village check out local Council Tax we pay less then 10,000 hf a year
