Hello fellow expats!
After living and working all over europe for the last 20 odd years im looking at laying down some roots. Buy myself a home. Wife (italian. Fluent in english. German and French) 2 tiny tots bilingual english /italian.
Myself. Fluent in English. Good German. Conversational Italian.

Hungary looks cheap. We dont have alot of money but looking east it seems we can buy a decent looking family home for 30 grand in Balaton area . Is this a joke ?

Friendliness of Hungarians ?

This is just a scope out for some basics and whether or not to drive up there and check it out. I currently live in Italy renting and to be honest im sick of sky high rents when i can buy something outright around Balaton and finally have a place to call home. Thoughts ?

Go for it! Disclaimer, we live in Budapest so my comments reflect that!
We have always found Hungarians friendly & helpful. Standard of living far better than we could enjoy in UK. Mossies? Not in the city but I suppose there must be some around Balaton, other members will need to advise about that.

One caveat, you buy property in Hungary to live in, not as an "investment"! However from your experience I imagine you already understand that.

Also, the language is very hard but again you appear to have some aptitude.

I am assuming you mean 30000 GBP which is roughly 10 million forints. Sorry to say I think you may have missed the boat. Have a look at www.ingatlan.com, I tried Veszprem, Zala and Somogy counties and nothing.
I am sure there are some bargains out there but the location might not be so good or will require some work.
No doubt others will be along with their thoughts.

Depends on what you mean by Balaton area…. I am about an hour North of Balaton in Zala county and bought for less than that…. does need some work doing but is liveable in as it is for now !
Looking at properties for yourself would be cheaper but take a lot longer to do and you would still pay more than a local so an agency is the way to go if you want to save time….this is the agency I used……

By jesus. Your link is expensive and very luxurious. we can manage on way way less. 3 bedrooms decent land maybe 1000m2. Garage. Internals not important. Make all that myself. Within 10 mins of balaton. Go !

We have recently bought about 50 mins south of Balaton & for just under £30k. Its a small rural village & the neighbours are fantastic. It was ready to move in to & can be updated as we go.

I'd be surprised if you could get anything around Balaton for thirty grand.

I'm 40 minutes north of the lake, a lovely village in Vas County, bought a three bed renovated house for just over your budget. It's also a good location for going west - Austria and Italy etc. There are plenty of properties for sale at all prices in this area.
