Default Estate Pricing by Agents/Vendors

We have been looking at Hungarian Property for a few months and we were wondering why properties by UK agents are priced in GBP or Euros when most vendors are Hungarian. I see property on Ingatlan.com and other Hungarian sites priced in Hungarian Forints. Why not price them in the local currency? Is that not what the seller will receive as payment? Or are we missing something?

So, who pays for any fees associated with swapping currencies? The buyer or the seller?

I suppose if you are a buyer, buying property abroad...then it would follow that the foreign buyer pays any currency fees. I would be more concerned to check that the price being offered is comparative to the local price. (I.e. not unreasonably hiked up).

OK try this if you wear to perches a Hungarian Property in uk from a UK Agent then ask then Questing at what is the exchange rate at present 391fh to Pound so do the maths so it pays to Carey the Cash and Change it over hear, wye Give away your cash, on the other hand I have my place for sale over the last 3 years, year 1 asking price say 18k sterling but over the Time I am well out of Pocket as the exchange price increases and still can not sell digger

It's why we ask for potential buyers to contact us for an accurate price as it will change depending on the current rate. Buyer pays the conversion fees - unless you are buying from an agent who has priced high enough to cover the costs themselves.

In Croatia they advertise houses with the prices quoted in Euros. I think they normally work on the going exchange rate either on the date the contracts are signed or on the date the money transfer takes place. When I bought my house I wanted to avoid this, as it would mean 2 conversions, from Forints to Euros then from Euros to Kuna. I negotiated a fixed price in Kuna so that I knew how much to transfer. I used one of the specialist exchange companies to do the transfer. If I had got the Hungarian bank to do the exchange and make the money transfer the house would have cost me about 1000 Euros more, as they offered such a poor exchange rate.
