Buy New or Old House?
With some home owners desperate to sell, prices are pretty low but buyers are still having new homes built. The local builder’s supply just the shell, the new owner has to arrange a telephone line, water and sewage then paint, landscape, install the kitchen, fireplace and light fittings for starters. This all adds up to way above the ‘second hand’ market price and an awful lot of aggravation but they are still in demand. Why, just a custom build perhaps?

There are several companies who will offer to build them for you. The French seem to like new build because of the better insulation and there are sufficient sockets for modern living and they are easier to sell (to the French). It is the Brits who like the ancient stone dwelling in the middle of nowhere and all the pleasures of a fosse septique. |

I can buy a oldish 5 bedroomed house here for 40 to 50k but to modernise it and bring it up to modern standards would see off 100k with ease... |

Because the French prefer new builds, plots in new village lotissement's don't tend to be that expensive. Less than 100k can get you a nice new 4 bedroomed house that is eco friendly it is the trend for folk here. On new lotissement that are planned by the local Mairie usually come with the services well they do round here so you buy the plot keep the house below 170 sq mtrs and get the builders in.

Because then you can submit plans yourself without the need for an architect, unless it is retrospective planning consent.

Tax breaks when "building" your own home... IIRC at least the TVA. Also, it used to be the case that when you sell this house and it's less than a couple of years old, the notaire tax for buying it is reduced.
