I recently got married and want to bring her asap. I read all the guides but couldn't take decision. I am quite confused. I will be grateful if you guys can help me out. Thanks in advance.
1. I am renting a double bed room in a three bedroom house. We are currently living 3 people including landlord in that house. I have a lodger agreement in this house and landlord is happy to accommodate my spouse in his house.
- Is this an adequate accommodation according to home office? If it’s okay then what documents he should submit.
- 2.7 Does anyone, other than your sponsor, live in the >>>>>> property? Put a cross (x) in the relevant box box If ‘Yes’ please provide full details of each other person living in the property If ‘Yes’ please provide full details If ‘Yes’ please provide full details - We are not related with each other in this house. Can I just put landlord in the relationship section.
2. My basic earning is 26500 per annum and I am working in the same company for last 3 years. My last year salary was 29000 with bonuses.
- What would be the answer for the following question:
3.11 What is your sponsor’s annual income from this employment before tax? >>>>>>>>>>>>> £
3.21 Does your sponsor’s annual income (before tax) from their current salaried employment meet or exceed the financial requirement you must meet? >>>>>>>>>>>>>>>>>>>>>>>>>>>>>>
Yes No
3.22 If your sponsor has not been employed by the same employer for 6 months prior to the application does their total income (before tax) from salaried employment received in the 12 months prior to your application meet or exceed the financial requirement you must meet? >>
Yes No

1. Yes, supply copy of lease.
2.7 provide details of occupant-landlord plus the third person.
3.11 Just put your basic salary, it is easily more than the required amount of £18,600 and IMO it is not worth mentioning any sort of contingent income, such as a bonus. So, put £26,500, if that is your income before tax and deductions.
3.22 does not apply, because you have been working for your employer for more than six months.

1. I just contact with my landlord. He said he can provide me mortgage statement because he is owning the property. Is it okay in this case?
3.22 I am bit confused here: As they said Please follow the guidance notes carefully and complete all questions unless indicated to the contrary I thought I need to complete all the question. Please forgive me on my dumbness.
Thank you.

Hi all,
I posted a similar thread but need some more help. If anyone has any idea/advice I will be grateful.
I am renting a double bed room in a three bedroom house. We are currently living 3 people including landlord in that house. As he is the owns the property. I have a lodger agreement with him and landlord is happy to accommodate my spouse in his house.
- Is this an adequate accommodation according to home office? If it’s okay then what documents he should submit.
And the question below:
- 2.7 Does anyone, other than your sponsor, live in the >>>>>> property? Put a cross (x) in the relevant box box If ‘Yes’ please provide full details of each other person living in the property If ‘Yes’ please provide full details If ‘Yes’ please provide full details - We are not related with each other in this house. The mortgage statement won't help at all as it does not address your, and your future wife's, right to live in the property, and that is what is needed.
So you need a lease, signed by you and your landlord - you should be able to find online a basic proforma lease for a British rent-a-room arrangement of the sort you have. I would back-date it to when you moved in, or at least a few months ago. That is what you need to enable you to prove that you have living accommodation. ..... If your landlord won't sign a lease, you have a problem!

What does your lodger agreement look like & state, is it similar to a lease agreement?
Does it state terms and conditions of occupancy, term, rent amount being paid weekly/monthly, do you pay utilities separately?
Do you have a rent book, receipts that you are paying rent
If you can answer YES to all of those, then fill in the 'yes' box on the application form

Did you sign a lease? You should have been supplied with a copy.

I signed a paper called lodger agreement where is written about the rent, deposits and about the utility bills, council tax (which is in his name).
Also, he said he can provide a letter where he would state that my wife can live in his house. He said he can provide me the utility bills but all is in his name.
I have a third party inspection report which says this accommodate is suitable for 5 people.
I just checked a tenancy agreement template in Lawdepot as you advice.
- Do you think if he signed it in old date, is it going to work?
- I am afraid about one thing as landlord living in the same property, so, can it be consider as an adequate accommodation?
Please let me know your thoughts?

Why bother with a lease agreement, because & suppose he is questioned the the authorites, would he lie, does it really help you?
good luck

Likely you are living in a rooming house or shared accommodations that also house the landlord & other tenants?
What does your lodger agreement look like & state, is it similar to a lease agreement?
Does it state terms and conditions of occupancy, term, rent amount being paid weekly/monthly, do you pay utilities separately?
Do you have a rent book, receipts that you are paying rent
If you can answer YES to all of those, then fill in the 'yes' box on the application form

It's a 3 bedroom house. 2 big rooms and one small. A big living room with dinning attached. Landlord and his friend occupy two rooms and I am in one of the big room.
- Terms and condition quite similar but this is only 2 pages as the house descriptions aren't there. Terms and conditions of occupancy, term, rent amount being paid weekly/monthly states there and the notice period. Also its written that all the bills and council Tax is included.
- I don't have rent books but the rent goes directly debited to his account so, it's showing on my bank statement.
Do, you think it will work?
