Renting or owning a home - is this important when applying for a spouse visa?

Totally irrelevant.

In fact from some perspectives you may be better off, for the limited purpose of applying for a family visa, selling your home and renting, as there is no "cash benefit" to owning a home when sponsoring a visa. Whereas if you sell your home and cash out the equity, that would count as savings towards the "savings route" for sponsoring a family visa.
