comment about what you wrote above

You don't have to give the 62500 away as a tied up security, you need only to show that you have this amount of equity in combination together with any other savings/investments - as in 'when you sell the house' prior to leaving applying for her visa.

A thought, which may work (maybe others can comment) if you're planning on keeping the house in Canada & renting it out for example & releasing the equity to some cash to make up the 62,500, just remember the cash, investments & other has to be in the bank 6 months prior to application.

Other than that - keeping the house in Canada, renting it out for income minus any carrying costs, could contribute towards meeting the financial requirements

just checked the visa processing times website for a 'settlement visa' for an application made in Toronto. Maximum 100% visa issued within 60 days is the logest
