What should we do Rent of BUY???
We are not sure what to do when we arrive in Okotoks Alberta in May.
We know it is more expensive to rent. Just wanted to hear what you have all done when you arrived in Canada. Also how can you buy if you do not have a job? We do have a dog to follow on in Canada.
Thanks

The cost of realtor fees etc to resell a property bought in haste in the wrong town, or the wrong part of town is punative here, tens of thousands. My advice is to rent until you know where you will be working and where exactly it is that you want to live.

What did I do?
Arrived, purchased 32 acres within a week, then set about the process of applying for a work permit to start a business. Lived in what was effectively a converted set of storage sheds while I built a new house on the property.
It's possibly not the text book way of going about things.

You are pretty unique in that aspect though!
Theres more than one of those threads that turned into a "we hate it here, can't settle, have lost thousands, we need out now but can't sell" type thread.

Don't listen to some people, it's not their money they're playing with. my opinion is that you should buy to your maximum capacity. Nothing ventured nothing gained.
That said, i went to Okotoks once and thought it was a bit shit. I had a nice chinese meal though.

I'd rent and if it was me, it'd be month to month.
Edited to note: after looking on street view, it'd be day to day.

Are you coming in as PR's as you say you arrive in May or are you on Work Permits etc.
If only here temporarily why even consider buying?
If coming in as PR's then thats different.

It's just not an issue that deserves a black or white response.

Besides a place can look very different in the winter and summer (this year may be an exception!)

Rent for 6 months without question. My first job was in Calgary, at 6 months I had moved on. You buy a house for $400,000 plus moving in costs and setting up home. Decide to sell and your realtor fees will be somewhere in the region of $12500 plus GST of 5%. This is assuming you can sell, if the market is depressed you may be stuck, if prices drop you may not get what you paid for it. Way better to move, rent, get a sense of the area and move again if you don't like where you are.
