What is the catch in this house
 
Hi

I am Australian and I got my Canadian permanent residency recently

I was looking at house prices in Edmonton, Alberta.

I found a beautiful house (Furnished!!!) for less than $50k.

That does not make sense, there must be a catch I did not get

It'll only be technically mobile, more like a pre-fab than a caravan. The price is unlikely to include the ground, there will be rent for that.

Key here is to look at the Realtor.ca 'Building Type' which is 'Mobile Home'. UK equivalent would be a 'Park Home'. Dunno what they call them in Oz.

Its also 20 years old so basically not worth a lot, in 5- 10 years it will be worth zero and you'll have to dispose of it, westview charges $700-1000 per month for the Land it sits on including electricity, and they are tricky to finance/insure

If you need a realtor in Edmonton my best friend is one, you would essentially need one to buy a house here.....

Rent for a year. Don't be uninformed fresh meat for an estate agent.

It's not impossible to buy a house without a real estate agent, provided you do your due diligence and have everything in place to proceed. I would still recommend waiting for a minimum of 6 months before considering purchasing. @KenA - there are newcomer mortgages which are very useful for those with little to no credit history.

Many parks won't allow full time use of a trailer / mobile home / park model to live in all year round; plus if it's old, there's no value in it and you may not be able to sell it later. I have a friend who has one at a lake park - it's over 10 years old - and she is not allowed to sell it, can only reside in it for so many months a year.
