I dont think I have a clear answer to the 1% commission brokerage
I understand the regulations may be different province to province as well as if the commission is so low that a buyers agent may ignore or drive by the low commission listing

If you had to pay your buying realtor upfront in cash, I wonder how many of you would still recommend using one.
Unfortunately, the system is set up here so that you pretty much have to use realtors, but I struggle to understand what makes the Canadian system so inherently different to the UK system.
I've bought/sold properties here, and yes, I was happy with the service I received from our realtor (in terms of him being available when needed, answering questions, etc). But I dont care what anyone says, his effort did not justify the fee.
I note other comments about realtors preparing offers, spotting structural deficiencies. That's fine- that's their job. But it's a service you can get from a fully qualified lawyer and a properly trained property inspector for much less than the cost of a realtor.

In France, it doesn't really matter because the offer price posted by the seller is inclusive of all fees (agents and notaire = solicitor), so you know what you're paying upfront.
In Germany, when I was selling my house there, I first tried to find a buyer privately but eventually gave that up and engaged an agent. The very next evening I had a call from a relative of a neighbour who'd been prevaricating about contacting us until he was sure his promotion was coming through.
Poor sod had to pay the agent, who'd done absolutely nothing at all, about DM 25,000 on top of my asking price.

Just realized that I had electronically agreed that she would help with my RE purchase.
So... is this binding in any way? I didn't even realize, I was just being offered info. Anyway, does this change things in BC?

Depends on the agreement. Would be best to look at what you agreed to before deciding.

It was Remax they took care of everything as i was away trucking, i paid 1%
