UK mail address
 

I have property in the UK, and the landlord is claiming that they have no legal obligation to send correspondence to my address here in Canada (where I reside), and therefore I must provide a UK address.
Does anybody know where can I find details about this, whether they are right in their claim?
Any help appreciated.

Not sure what correspondence you are expecting from them.

You could set up an Royal Mail international redirection to your Canadian address. So then the landlord sends correspondance to your name at your UK addresss but it will get delivered to you in Canada. Also any other mail that goes to the UK address with your name on it will also get redirected. You can register a few names on the redirection as well. I think you do need proof of that address.

Must admit to being confused here.

You own a UK property and landlord refuses to forward mail to you? What landlord or do you mean tenant?

If so why would the tenant have to bear the cost of sending mail to you in Canada?

Hi, the Landlord in question is the freehold owner (also known/ referred to as the landlord). As the owner of the property (a flat) I would be the lessee.
Thank you for the RM tip, and I used this in the past, but no longer receive correspondence in a volume that would justify paying for the service.
I am interested in knowing whether they have any legal grounds to say they will not send correspondence, like application for payments, to a non-UK address.
If anyone is in this situation or can point me to a source of information I would be grateful.

I don't know about the legalities of it, but our Freehold landlord told us the same thing. They send us mail about payments to our UK property, but they are not addressed to our name specifically (they are addressed to "The lessee"), so RM does not forward them. When we asked to have them mailed to an alternative address, we were told that they require a UK address - we have given them the in-laws address, who scan and email our mail to us!

Redirection is only good for two years.

Tis true if you live outside the UK you must have a UK address for correspondence with regard to your property..in my case its the letting agent for my house.

I just had a look at the commonhold and Leashold Reform Act 2002

Section 166 (6)
which Says "If the notice is sent by post, it must be addressed to a tenant at the dwelling unless he has notified the landlord in writing of a different address in England and Wales at which he wishes to be given notices under this section (in which case it must be addressed to him there).."

so based on that, you must give them an address in England or Wales.

As redirection is only good for two years, there are also commercial mail forwarding services that are often used by business, or you could just ask someone you trust in the UK to handle it for you.

I usually use my sister or another relative for this type of thing.

My brother in the UK gets most of my official UK mail. Pensions etc all have his address attached to them.

In this context, we have all of our mail sent to Canada, without question.

It would be cheaper for you to work out a deal with the management company, surely? If the frequency is minute, then paying the postage will be a much cheaper option for all parties.

When staying in Asia I used a small family run, UK based, office services company. They were happy to have my mail forwarded to their office address. At one stage I even got them to open the mail (non was personal) and ditch junk mail to lighten the load. They would send me an email when important mail had arrived and forward it in batches as and when I asked. I can't remember exact cost but at the time it seemed like value for money as they only charged a small premium for forwarding mail as and when they sent a batch. They allocated a person to handle my mail and once we were on first name terms it was like calling a friend.
