We had our house valued last week ....... the realtor said that 3months earlier he would have valued it at about $30,000 more

He thinks the market is slowing up here & will take about a year to pick back up, he said it's gonna be a buyers market over the next few months ..... some of the new builds available are having their GST paid for by the builders!
They said on the news yesterday that the median price in Victoria had dropped by about 30/40k$

Swings & roundabouts I suppose ...... cheaper houses but crap exchange rate

It's a very different story over here in Newfoundland, houses are not even making it to MLS and are sold, the majority anyway, within 24 hours of the being given to an agent.

In fact, with all the oil $$$ coming here, one of the many companies are just buying every mid-high value house straign from the realtor, hence them not hitting MLS.

Because there are no houses hitting the site, the trend now is to buy a plot of land and have a house built, the downside (right now), is there is a MASSIVE contractor skills shortage, we are finding companies advertising (I am in the advertising business), for contractors to return BACK to Newfoundland, where the house market is the hottest it has EVER been, and there is no sign of it slowing down (to my excitement).

There are many jobs here there is a BOOMING economy here which is only going to get better.

Newfoundland really is Canada's best kept secret.

yes can see that, but house sale stats for VI Showed that actual listing of properties were up a whopping 49% from this time last year more houses gives buyers more choice and more bargaining power presumably

We put ours on the market on Tuesday, we had a low offer on Tuesday, which we are negotiating. We have had 4 showings.

The house we are thinking of buying is in a village, its been on the market for over a year with no offers.

So it varies considerably within a small area, also depending on the price range, the expensive ones arent selling

So, any suggestions about what you would offer for a house with an asking price of $179,900?? No offers yet, but they havent reduced the price either.

What do you ultimately want to pay for it? Start at $150k and expect to meet in the middle?

If they play hardball and won't shift from their asking price are you prepared to concede and pay up, or can you negotiate other aspects of the deal (get them to pay for a home inspection, for example)?

i think 170 would be ok, so start at 160?? but would this annoy them so they wont negotiate?

If they're going to get annoyed by someone offering to buy their house (albeit with an opening gambit price that they may/may not accept), then how motivated are they to move at all?

People shouldn't take the bidding process so personally, it's just a matter of finding common ground until both parties are happy with the deal.

If you start at $160k, their willingness to drop the price will soon be apparent by the nature of their counter-offer (or, if you're lucky, acceptance).

Just last week I had 2 offers that were only 10% below list simply rejected, they did not even bother to counter, and we were the only offer

My people were willing to bid higher, but with the rejection they walked away and bought another house???? Total stupidity by the Seller.

I tell my Sellers, if you don't like the offer, don't get upset, counter to what you want, and if you don't get it, put it behind you and wait for the next offer.

Crazy, isn't it? I offered within 5% of asking price on a property 6mths ago, and got the same lack of response, so I thought f*** 'em. If they can't be bothered to negotiate or counter, it's their problem. They've dropped the price by $100k in the past 6mths, and still haven't sold. I guess the adage that your first offer is often your best offer may be true.

Your attitude sounds the right one to me, but if the sellers are stubborn, you're a bit stuck.

Re: NS real estate -

dormy's post has captured the essence of the situation in NS.

If you look at MLS you will see that there are large numbers of homes priced at $1,000,000 or more yet I read a report buried in the Halifax Herald several months ago that in 2007 only six homes in all of NS sold for $1,000,000
or more.

I would bet that few homes are sold around here for the asking price.

I went to see a lovely house on an open day in June in Georgetown this year and would have bought it if I could only $249,000. Alas my sponsorship forms only went in this April so no chance of doing that! However I see on the Remax site it is still up for sale and has been reduced to $245,000
Wonder if it will still be available come 2011 when I may get my PR
