look at bloor/avenue area (student area) I have friends living there for $1200 a month, not amazingly big places but suit your needs

I've a friend who lives there now. The unit is clean , the buidling seems to have an ongoing maintenance/improvement cycle. They run events for the residents ( xmas / halloween that kind of thing)
the only thing that'd put me off is the lack of in suite laundry, even from there its only 15 mins max to union walking

They are unfurnished. If you go into the various condo/apt buildings...there are quite a few on Queen's Quay...ask the concierge if you can take a look at the notice board. People often put furniture for sale on them...especially when they are moving out.

An option would be to rent furniture. Easyhome is a chain of shops that offers everything imaginable.
