Questions about Kamloops...
 
Hi All

I would like to start a thread where I can ask some basic questions for locals of Kamloops.
We are from Manitoba researching a possible move, targeting a job for me as a Mine Electrician. We have lots of Canadian experience, so that is probably why our questions will seem more random and less generic!

Is Kamloops subject to seismic activity?

What are the options for high speed internet outside of the Kamloops city limits?

Are electric furnaces the norm for out of town homes, if so what KW rating is required?

Are basements common for home design in Kamloops?

Are bid wars to secure the purchase of a house common- often way over the asking price? A phenonemom that has happened in Winnipeg.

Does Kamloops have a large retired population? My wife would be targeting healthcare management jobs, particularly eldercare or learning disabilities.

No. Data centers are located here rather than the lower mainland for that reason.

Often limited to dial up or satellite. I have satellite, which costs $90 p/mth. It rarely achieves 1mbps download speed. I'm 2kms out of city limits, and under 20 minutes from downtown.

I wouldn't go so far as to say the norm. I have baseboard heat and wood stove, my neighbours on both sides have mains gas furnaces. Just depends on availability of gas and chosen heat.

Are basements common for home design in Kamloops?

Yes

No, not in the current market. I'd suggest most sellers expect to sell for offers 5-10% below asking price.


Does Kamloops have a large retired population? My wife would be targeting healthcare management jobs, particularly eldercare or learning disabilities.

No, not especially. Larger retired populations are in the Shuswap and Okanagan areas, an hour east and south respectively.

More random questions, BC specific, not necessarily Kamloops...

When you purchase a used car in Manitoba, you need a safety inspection to insure it, is this the case in BC?

Is it compulsory to display the license plate on the front of a car?

Similar to Manitoba, must you register and insure an ATV to take it onto the trails, basically allowing you to cross highways?

Do utility trailers need to be registered?

For private vehicles, no. Air care is required in Vancouver and the lower mainland: http://www.icbc.com/registration-lic...re-inspections

Essentially you can't operate on the highway. Insurance is required for certain types of use. I only use private and crown land so don't bother:http://www.capri.ca/insurancepages/a...ages/atvbc.asp

In Manitoba, we have a large house with a large shop on 5 acres, these properties appear scarce in the Kamloops area, I am assuming this is because of the difference in topography?

My two sons are getting older and wont be with us forever, so the house does not need to be as big, the acreage thing is a 'nice to have' but convenience to the city would be more important. BUT- it would be nice to have a large shop for my toys! Again, there does not seem to be many of these places around!

Small acreages are available, but they generally sell quickly. Look at areas such as Rose Hill, Knutsford and Barnhartvale which are 20 minutes or less from downtown, or Cherry Creek which is an easy drive on the west side of town for a commute to NewGold. Cherry Creek is very variable concerning good water sources though.

I've 4 acres and am located a couple of clicks outside of city limits on the south side of Barnhartvale - decent properties of a similar nature here start around $550k. A neighbour is considering selling at the moment, and I'm also thinking about it too, with a view to buying land I've been offered just a few kms away.

Drop me a line if I can help with anything - I can put you in touch with an industrial electrician I know that works at NewGold.
