Property Zoning
 
Can anyone enlighten us on property Zoning. We are looking at Nova Scotia in particular.
Is there a section on a website somewhere that explains all the various rules for a particular Zoning? Don't want to get caught out buying somewhere, and then find there are rules about what you can and cannot do on your land.

You need to go to the Regional District Councils website in the area you are looking at buying in. There will be a section on zoning. It explains how the zones work, and what you can and cannot do withing each zones. Inner city zones are a lot more restricted than rural areas on a great number of things, including the amount of dogs you can own!. what you can and cannot build and use the land for.

If you get any rel estate material they usually quote what zone the property is in, and roughly what the rates are for which property in the previous year.

We are glad we looked into our zone so we knew we could build another house on the land if need be, or use it for business use.

Generally speaking if you just want to buy a residential home in an established residential area it isn't an issue but if you have other ideas in mind it may well be as Gooding suggests.

Perhaps it would help if you said what you had in mind for the land.

Hi, yes that makes sense. Background.. 1)We are selling our property in France, and moving into rented. 2)Both have backgrounds in IT so would like to buy a house that is in the country but an easy commute to one of the IT centres.. such as Halifax or Kentville. We are currently looking at job advertisements on the interent. 3) Visiting Nova Scotia in February/March once the house sale is completed, to give us a better feel of what the winter will be like. 4) Plan here in France had been to run a Paintball site, as the world championships are here, but as we neared completion some rich not so close English neighbours instigated an investigation, and the Gendarmerie told us they want to stop us running a business anywhere in France... hence the financial necessity to sell our home here. 5)Initially we plan to get jobs in IT, and then work towards running our own Paintball business, which is why we would like to make sure we buy somewhere with the possiblity of running this business a few years down the line. Rather than buying somewhere in the interim that would mean moving in order to run the business. 6) Also we have a dog and 3 cats, (our chickens unfortunately will be found new homes), but we would want to buy a house that would allow us to put some sort of fencing around the permiter of the house in order to allow the dog some freedom.
