On the shared utilities -- be careful. We rented for a while when we first moved to Edmonton. We had the ground floor suite, but the basement was rented to someone else. Even though he was not our sub-tenant, but rented from the agency, we were made liable for 100% of the utility bills and it was left up to us to collect his 40% share. Inevitably, he did not pay us and when we left he still owed us money.
