Affordable, older homes with large plots, good schools (french immersion too), easy highway access area is Rebecca (east west ) and Bronte area (north south). Large grocery stores nearby, and not too far for walks to the lake and kids playgrounds. If you have the capital may be better to buy now with interest rates/inflation as it is. Newer, more expensive homes (more transient investor type occupants imo) are Bronte and Upper Middle and Dundas. Also "Coronation Park" area, north of lake is pretty good.

Schools should be the main consideration?...then Joshua Creek area....10-20 year old homes, good schools, easy access, somewhat upper class! over C$1000000. You will need to be super conscientious about your garden and house frontage upkeep.

South of QEW: Maple Grove area is well established. Good schools. Expensive.

I wouldn't do that. Not if the value of the house is a significant sum to you, if you're Tony and Cherie and it's your 25th rental property then, yes, it's worth a punt, there's a fair chance of short term gain. If you're going to live in the house, then the cost of making a mistake is very high, the cost of sale is high enough that, having picked the wrong street you'll likely no longer be able to afford the right one. I think there's a compelling case for renting for a year, getting the measure of the place.
