mortgages in canada

hi, guys! does anyone on here have good, reliable contacts for mortgages, please? i have done a bit of research into it and mostly all of the ones i spoke to need a minimum 35% deposit, which is a hefty chunka dosh, especially when you are looking at houses costing more than $400k in Vancouver! i heard that very much lower rates are around, like 5 or 10% down. although we were in canada for around a year/18mths, looks like maybe that wasnt enough to build up our credit rating to a reasonable level.

We put down less and used Rob Flannery in Courtney. PM if you want more details and I'll dig them out.;)
