Yes you must reside here 2 years out of 5 but that's cumulative, not consecutive.
It is my understanding that your PR has to be sent to a Canadian address but you may be able to arrange to pick it up at a government office. I'm sure someone will be along to clarify this for you.

Original PR card on "landing" is sent to a residential address in Canada, there is no pickup at Gov't office, unless there is a problem with the photo and there has to be a re-take.

Your PR MUST be sent to a Canadian address.

I know someone who basically did the same as you i.e. land, stay for a while (10 days in his case).

When you land the immigration officer will ask you for an address to which to send the PR to. My mate (being an honest fellow) said that he would only be at that address for 10 days, to which the immigration officer said that she could not in that case send the PR card on because he is required to be there to receive it. However, she gave him a form to complete and fax to CIC once he returned for good and had a permanent address.

Once this chap was safely ensconced in his hotel he got thinking and he wondered what would happen if he completed the form with a mate's address (in Canada of course) and fax the form off there and then.

I mentioned earlier that this chap is very honest but he is also very pragmatic and prone to bend the rules slightly when necessary. So he faxed the form off with his mate's address. When the PR cards arrived at his mate's address he had them DHL'd to his address in the UK (about 6 weeks later).

My wife did something like this. She landed last year for a weekend, then came back with a signed landing form. Apparently we just need to go back to Grosvenor Sq in London for a form before we go in June (which is about £30) which will enable her to get her PR when we go properly in June. Yes, you have to be in the country for 2 years out of the first 5.

Not just the first 5, 2 out of every 5.

No.

Research the citizenship residence requirement at http://www.cic.gc.ca

This is possible, apparently. As long as the address is not in Quebec.
