house not sold yet starting to panic
 
Hi All

Not been on here for ages Ive been so busy sorting out the house etc and trying to sell it without luck so far :( and I must say Im starting to panic alot about it.
Our original plan was to move out this year we put the house on market last oct but due to a really bad couple we rented to the house didnt get a very good reaction for the first few months :thumbdown:. They moved out and I now have a friend living there but the house price has gone down so much we thought we would delay our move till next year and just activate our visa's as the money from the house is just enough for settlement funds now :(. its now nearly june and still not sold, Im worrying that we probably only have another 6-8 wk to get an offer and proceed with the sale as we need to land b4 the 2nd oct 2010. does anyone have any ideas as to what we could do. I need another view point.

Im hoping that Im just having a panic and the perfect buyer will turn up next week :fingerscrossed:

Do you have equity in the property that you can take out of the mortgage?

Not much after weve sold paid estate agents etc we will have just enough for our settlement fund. the house price has droppped by about £25,000 in the last year or so

Our home is on the market for last week.

Our problem is that a job is imminent and we have 6-10 weeks at most before I need to be out there and start work. Although I will have decent pay, I will still need to pay the mortgage here etc as well as rent and live in Canada.

I have asked if I can have an interest only payment on the mortgage....this will save £200 a month at least. Not too sure if they will do this. cancel all direct debits you can.

Failing that just rent out and rent a place there.

THIS TO ME WAS ALWAYS GOING TO BE THE HARDEST PART OF ANY MOVE - THE TRANSITION FROM HERE TO THERE :blink:

Our house is rented out at the moment to a friend as we live where my OH works at the mo. The main problem is that its really hard to get a job unless you are actually in NS, my OH has sent out so many CV's for various jobs that have been advertised and has only ever had one reply saying to contact them when we land. We have credit cards etc that we need to pay off before we go and Im worrying how we would afford a car deposit on rental etc etc thats why we were going to activate our visa's to give ourselves enough time to pay things off and have enough money to set ourselves up without using the money from the house as I wanted that for a deposit on a house when we got round to buying. panic panic!! :scaredhair[/COLOR]

I suppose you did all the staging and decluttering stuff??
Are you happy with your agent?

Good luck with the sale, maybe the summer will bring the buyers out.

Are you able to come over to land before your deadline is up and then return to UK finalize all things house-related? If so, this may take some pressure off.

Land and activate your PR, you still have 3yrs to play with cos you only need to spend 2yrs out of 5 in Canada to keep your PR active.

We had a similar situation with our home initially, couldn't sell (but had the appropriate funds already) the equity on the house was a bonus. When you land immigration don't expect to see "ready" cash...My advice? if you're relying on the sale of the house don't move yet, you could be in for a shock if you don't have financial stability when you land.

When you say they don't expect to see ready cash could we take a letter with us stating that we have the money its just in our property till we sell it?? all we want to do is land activate our visa's and come home and get ourselves sorted money wise we just dont have the money in our bank account for settlement funds and there no one who would lend us the money we are panicing thinking that my hubby will have to get a job offer to land and activate visa's any ideas welcome ;)

We had to redecorate as we had rented it out to some very messy people :thumbdown: and we had a couple who were very keen and came back for 3 viewings the other day til the neighbours told them the roof leaked :frown: a problem that was fixed ages ago. Agents seem ok doing the best they can we dont live in the house at the mo but my friend keeps it very clean and tidy

its a nightmare isnt it, thing is for landing officially you are supposed to be able to demonstrate the actual funds available in an account etc, chances are you wont even be asked for any of it, but as you say you cant take the chance sods law and all that, they will ask.

Is there any way at all you can borrow the money temporarily from somewhere in order that you can "land".

There is still lots of time, guess depends how desperate you are to sell house, some people have looked at auctions etc, but know this is a really last resort as unlikely to get full value for house, but if you could get enough for it to be able to move on with your lives it could be considered?

Yes you could, immigration will ask you what your world wide assets are but you won't be asked to show proof...you already did that when you applied to emigrate.
It's not a good time to sell at the moment we landed and flew back to sort the house out and ended up renting it. It's a difficult situation to be in but personally I wouldn't go down the route of borrowing money to get here...I'd land, activate your PRs and go back to sort out what you can.

The worst thing you could do is begin your new life in debt, the transition of moving is difficult enough without having further worries hanging over you.

THis is great advice. I have read many a posting on here from people who did not have the best time once they moved as they still had bills to pay back home and found it really hard financially.

We are in a similar position in that we have 2 houses to sell in order to make the move. We fly out to Toronto on Sunday to 'land' and activate the visas and then return here to sort out the fun stuff!! We would like to move summer 2011 but I am resigned to moving when the time's right and we have sold at least one of the houses. Currently only one is on the market and we have not exactly been inundated with offers.

The way I see it though is, money is only money and we are so lucky to have been given PR visas to have this opportunity that is worth waiting for and taking our time to do it properly.
