House back on the market. We are devastated
 

After 3 1/2 months waiting for our buyer to get a mortgage, we have just had the devastating news that his third mortgage has been denied.

Our house is back on the market and we are absolutely shattered. We don't know when or if we are still going to make it to Canada. The estate agents suggests we drop the price by another £10000 and see what happens.

I am numb, can't eat, can't sleep.

I feel so guilty to have put my husband in this position, made him give up his job believing we were just about to exchange contracts in a few days.

It is a horrible situation, not being in control of your live and having to rely on estate agents, solicitors and brokers who have been encouraging us from the very beginning to get things sorted "because we are nearly there" and now all they can say is sorry.

As I said, I am devastated.

That's awful. Our sale fell through too a couple of weeks ago so I know just how you feel.

Here's hoping that you find another buyer soon, it's just so hard at the moment with all the scaremongering in the press.

Just think of it this way. You sold once, your house is saleable, you will sell again. It only takes one person.

If you are ready to go and have jobs lined up why not just move? We left with our house on the market at the original asking price, rented in Canada. It took a while, but it sold. And we were getting on with what we set out to do.

We are doing that too. We have come this far, it will be a stretch to send the mortgage money back each month but we need to move on with our lives. If you can possible manage it I would say go for it.

Can only agree with the guys that have already answered to go and leave the house if you can.

We were selling 2 properties and was let down on both several times. We had given up waiting and had gone to canada when it was time to exchange contracts on our house we checked and doubled checked it was all going ahead as planned and flew back to UK(as we had furniture etc to ship over). Arrived on the monday to exchange contracts on the wed i believe and the kind people buying pulled out the night before! :curse: you can imagine how devasted we were :curse:

But keep your chin up,it took us several buyers and a lot of heatache but we got there :thumbup:

We are in a similar boat - though havent had the buyer. We have our property, we really needed to sell for the equity to help the move etc but so far no sell - a few useless viewers but no offers.

So we made the decision yesterday, we are going anyway, if we have to scrimp and save til then and use CC then thats what we will do. House will stay on market here and we will rent in canada

Just not sure if we should leave the house empty, or rent it out for 6 months whilst selling and hopethings pick up

I would be gutted too if we had actually found a buyer and then it all collapsed,

Somebody will come along, as other posters have mentioned is there anyway you can go and rent in Canada till a sale goes through?

I know this would be difficult/impossible for us to do in this situation financially, so we are stuck until the house is sold.

Sorry to hear the mountain of poo, you are going through at the moment. We are going through similiar issues, although we have not been faced with a buyer dropping out. Just no buyers.

I have left my job and my partner will leave theirs in 6 weeks time and we always believed we would sell the house and have a good healthy bank balance to go to Canada with.

We are nowing having to increase our mortgage to provide our set up funds and then rent our property for the next 12 -24 months in the hope that the market will improve.

Luckily, the rental income should more than cover the mortgage. We will then try and sell before capital gains tax is payable.

Also means that if Canada does not work (although I am sure it will) we have a 18 - 24 month get out plan.

I know this wont work for everyone, but for some it will.

Its easy for me to say this, but just keep being positive about Canada happening, that you can make it work, that the house has sold once and it will again.

Seems to us that not many estate agents are use to dealing a crash like this, we have met 10 and only one was around the last time Britain had a problem like this. He will only accept clients who have guaranteed mortgages approved.

Its understandable that your feel angry at the moment - a security blanket has been ripped away. You can get over that, but there will still be the "fear of the unknown" If we could only see 6 months down the line, I really believe you and your husband have the strength to combat that fear though. You have work so hard and needed inner strength to get through the application process, so regain some of that now.

As far as you mentioning the guilt over your husband and his job, you are a "we" and I am sure you make these decisions together - you both agreed to this move and hopefully you will be able to find strength from each other to keep hiking the uphill strike.

What a complete bummer. I hope you manage to sell soon. This whole thing is like loads of pieces of the jigsaw puzzle slotting together, pieces just seem to drop out all the time, but, keep your chin up because I'm sure it will all come together eventually.

Thank you all so much for all the good wishes and words of encouragement. After sleeping for a couple of hours, it doesn't seem like the world is just about to end for us, not immediately anyway.

Unfortunately, leaving the house on the hands of a estate agent and go is not an option for us.

We will stay in England until the end of the month and then the kids and I will go to Spain and stay with my father for 5 or 6 weeks, maybe the sun and the sea will do the trick and make me feel human again.

My husband will try and get his job back. We spoke to his employer in Canada and luckily he was very supportive and understanding and still willing to wait for him.

As our visas expire beginning of September, we are planning to land in Calgary end of August and come back to England to send the kids to school in September and to wait for the house to sell.

That's the plan anyway.

In a few years when your settled in Canada this time want seem so bad. Enjoy the summer, and try not get too disappointed. It will happen and what will be will be.

Thats shitty news for you. Why did the estate agent recommed accepting an offer from someone who didnt have a prearranged mortgage?? That doesnt sound very efficient of them. You could have accepted the offer and kept showing the house until finance was arranged.

Hindsight is a wonderful thing I know, but your agent doesnt sound on the ball. Are you on multi agency??

Just to add my condolences - thats a real shit of a thing to happen (to all may I add).

I have to agree with the others, leave it on the market and just move over - i've said this many times on here but we came with 2 suitcases and $2000, our house has just recently had an offer and if it goes through then great.

If not - so what that we can't buy a new house, the quads, new truck etc etc - we have a great life over here and thats worth more than any money can buy.

hi, we have done what most have done..we moved here end of jan08..we didnt see much point in waiting around for the house to sell..and glad we didnt cos i would still be in the uk now..my house is still unsold..even after dropping it by 30k...but we are here starting our new life..the house will sell ..when it sells
