Float Homes
 
Just larking about on MLS and I came across this place.
Fairly small but very nice.

No fees mentioned. Any ideas about that? What other pitfalls from such a home?

I'd wonder about mooring/berth/marina fees etc, and of course about waste water (to be polite) arrangements/disposal/fees...

ETA: just noticed it's "leasehold". So that too.

Moorage fees are $1.17 / ft2 from April 1, 2016 to March 31, 2017. There is also a license fee of $103 per month. This fee includes a parking pass for the Fisherman's Wharf parking lot. Hydro and water are charged separately and is subject to tax. Float home owners do pay property tax as their homes are considered part of improvements to Fisherman's Wharf.

Big drawback is you can't get a mortgage on them, from a mainstream lender at a normal rate, so you'd better have the full $187,000 or whatever it is to hand

I certainly expected there to be some. For Condos and Mobile Homes they always seem to be mentioned in the listings.

There's a development of those in Toronto, at the Scarborough Yacht Club. I reckon that'd be a great place to live, especially of course, if you had a yacht.

Ooh I've wanted something like this since 'Sleepless in Seattle'. The name would have to go though, far too Frank Spencer. And I did get sick on a narrowboat once(blooming girl guides were rocking it though :sick:)

There are a few live-aboards at each club, that's cheaper and may offer a better location but it's not without issues; a continuous power supply for the bubbler being one.

I lived on a houseboat in Reading in my youth, it was super in summer, but come winter it was bloody freezing, and I frequently had ice on the inside of my windows....it wasn't cheap either with mooring fees et al.

I used to cycle past loads of narrow boats parked on the Kennet and Avon, between Bath and Bradford on Avon. Do you mean that kind?

This one is new rather than 13 years old so god knows how much they would charge you- my guess is at least double that if not more- there are models up to about 100ft for sale elsewhere- my Nissan Pathfinder might struggle to tow one of those :unsure:

Surely if you can afford a large boat you can afford an F series.
