Wow, I'd have lost the plot and checked into an asylum long before now, fair play to you! We had some minor problems at our last rental (and at the current rental actually) and I mailed the estate agent every single day and called every Friday. Eventually they get around to coming over and doing what needs doing but it's so wearing to have to chase and chase, I can't imagine how you must be at this stage! Hope it gets sorted!!

Different situation but I've had a bullying letting agent try to get one over on me here in Aus. Big mistake! :D
In your case, I would definitely get advice from council or citizens advice. It's dangerous and you have been more than reasonable.

Thanks for your nice comments and looking back I should have just involved authorities after about 6 months. I guess I just had faith, misguided it would seem, in the agency.

Nevermind, the guys are due in 1.5 hours and voila will have new ceiling and hallway painted... :-)
