When I moved in I did not have a job and was new in Australia. I provided my overseas bank statement, Listing of my home in the US which is for sale and obviously some references. I did not know anyone in Australia so gave overseas references, I don't think they called anyone. Photo ID's for both myself and my wife (Passport) and I think our Grant letter. I received an approval in one day. I don't think there was too much competition.

Also one more question if you don't mind. I'm living on my own no pets and 1 car however I have a taste for the larger typical Aussie house. Would a landlord disregard my application for say a 3 bed house with a double garage if it's just little old me, or is it a case of if you've got the money you can have it? I know the obvious question is why do you need all that space? It's just something I like and enjoy having the space and part of the reason for emigrating was the tiny houses and land you get in the UK Don't stress about it. You will get a place. |

Thanks everyone - been really useful reading everyone's tips - I know it's daft to, but it's one of the things playing on our mind too.
One question though... I plan to get a reference / letter from my employer confirming my employment and salary. As it happens, my employer are providing me with a rental allowance. They'll pay it to me directly as part of my salary. Would it make much difference if they mentioned that they were paying me x in salary + y in rental allowance, or just mentioned the total package salary and be done with? It works out our rental budget is about 25% of our post-tax salary (about 17% of pre-tax). This a bit lower than we have in the UK, where we're nearer 30% of post-tax salary, so hoping we'll be seen as low-risk on the affordability side. Thanks all :) |
