Tenancy agreement question..

Hi,
Does anyone know if there's a set rule if you break your tenancy agreement?
We are only 2mths into a 12mth lease - do we have to pay all 10mths rent if we leave..or simply readvertising costs? If so - anyone know how much this is?
Checked our contract but it's not too clear what the costs would be...cheers

Normally you will have to pay the rent until the property is re-let, you will also had to pay any advertising costs. Please check the fine print of your contract. What state are you in?

WA - the house is only available for the 10mths (owner returning to Australia) so reckon it'll be hard to rent again - plus we're paying over $2500 a mth in rent so not exactly going to be queuing up to pay that. No way can we afford to get out the contract. Will check the fine print anyway & ask the agent what leaving early means...probably won't be good news.

Hi
we broke the lease on our rental. We had to pay for the re-advertising, reimburse % agents fee ( that the landlord paid) and pay for any credit/history check they will do on new tenants. Also they will give your nhumber to anyone intrested so you will have to let them ihn to view the propery. All in all I think it cost us about $300 to break the lease

Hi MM

You might wish to place the Ad yourself on BE or similar and then once you have someone who wishes to take the lease as WA has a lot of contractors in and out of Perth (companies pay) and then discuss and negotiate settlement with the landlord.

This link should help as well : http://www.taswa.org/

Good luck
