The searches seem to take ages these days. So, it'll probably be 12 weeks or more.

Another reason not to commit to a rental too early is that a lot of house sales fall through. This has happened to lots of people on here, us included. We also had only 3 people in the chain and the one at the bottom was a first time buyer. But the couple buying our house pulled out four days before exchanging contracts because they were getting divorced instead!

In your shoes, I'd just put out some feelers for rentals: look what's available and find out how much agents want for deposits, how long the minimum rental period is. And let agents know that in around 3 months time you'll be needing a rental.

we started looking last saturday and found one on the day despite thinking that with the dogs we'd be lettings lepers! so thats a month before completion date.

Most tenants have to give between 1 & 2 months notice to end a tenancy so you should really start looking minimum of a month to 6 weeks before completion or there may not be anything left in your time bracket.

12 weeks sounds about average for the sale to go thru unless solicitors really pull their fingers out (and having bought and sold 3 times in past 9 years this is unlikely!)

thanks guys x. Hope it doesnt fall through trying not to think that way though lol. Will just have a little nosey in the tinernet for ideas and start getting rid of rubbish that we dont need x

ps A tip:-you will need to put down a weeks rent as holding deposit to secure a rental so try and leave a month between exchange and completion.

you can then go out looking & hopefully find a potential rental just before exchange & put down your deposit just after exchange. That way you will be more sure that the sale is going to complete and thus not worry about a fall through, cancelling rental and thus losing deposit.
