House sale question
Those of you that have sold or are in the process of (or anyone who knows) ... please could you tell me how long it normally takes from offer to exchange ??? I have been told it can take upto 12 weeks but surely it can be quicker than that .... ?

We did it in 8 weeks, two years ago. BTW - long chain (8)

There wouldn't be a chain involved and should all be straight forward as far as surveys etc (hopefully) .... just wanted rough idea so I can plan for when the time comes.

it just depends on how quickly both party's want it to go through. on our last couple of moves it taken 5-6 weeks,one was because the house was empty and the one we are in now was because we new the couple we bought it from and we all wanted it done quick but the average time is usually about 12 weeks

Ours took 10 wks, but 2wks of that was delay for Xmas. No chain, a few days delay when buyer wanted to check something out. We could have made it slightly quicker if we had filled in as much paperwork work (the bits that ask you if there are any disputes etc) as we could, got copies of documents done etc before the offer.
Make sure there is no longer than a wk (1.5wk tops) before the surveyor comes out. First chased estate agent for surveyor, then solicitor on progress.

We accepted offer on 20th December, but because of Christmas we are expecting exchange to be 6 weeks from 3rd Jan. Our estate agent has said 6-8 weeks. The buyers are wanting it quick, so they are pushing everything through.
