For you guys who are currently residing in Perth, WA. What is your opinion of YACHEP?? I know the suburb is approx 46km from Perth CBD. However, one is able to buy a block of land for less than AUD100K.

Yanchep is a lovely place, but I doubt you'd get blocks there for under 100K when they first went on sale there just over a year ago they were going for that much, now I think it's a lot more. after we bought our place we thought about there to buy and build but they were no where near the 100K mark by then and that was 6 months back.

Hi,Yanchep will be the up and comming place in a few years,when things start to develop, all depends how far you want to travel.
Can i ask where you have seen land advertised for less then $100, at that price it would definatly be a good investment.

I think someone must be pulling your leg about the land prices, i looked at a block in 2 rocks for someone 2 weeks ago and it was $299k which was cheap because it needed fairly major retaining work and site fees would have been horrendous.

I wouldn't imagine you;d get anything there for under $250k and even then it would be a small block.

As for the area..... yes nice but i wouldn't want to live there untill Marmion Ave opens.

I have seen a write up on the land prices in Yanchep. Well! I guess the article is a 'dated' one. Where on earth am I able to purchase a decent house (4+2) in Perth for AUD250K-AUD280K??? I don't need the house to face the ocean/near the ocean or the mountain. I just want to purchase a house in a decent suburb.

Yanchep,,,,46km to CBD....thats country WA....and if you work in the CBD, wave goodbye to any lifestyle you wish to have by living there coz travel will knacker you out.

We took a drive up there. Jeez...May as well live in Northam or Toodyay

We went on a reccie in March. Looked all around Perth right up to Yanchep, and down to Mandurah. Couldn't get land below $190k in Yanchep, but Mandurah was cheaper - round the $140-$160k. Yanchep was really lovely, especially the natural lagoon, but it seemed isolated (we couldn't find a decent sized shopping centre), and quite far away from the main roads. Mandurah was also lovely and seemed a bit more lively, and you could get a decent newish house for $300-$350k. However, we didn't look at older houses, so I'm sure there are some for your price range. BUT all the real estate agents were saying the same thing - market's on the up, so prices will carry on going up. Propoganda it may be - but it's working! People are buying up plots of land like there's no tomorrow! :eek:

The sad reality that you are going to have to face Dave is that you can't....... you wont find a 4x2 in Perth for the prices you are talking about, not in any suburb not just good suburbs. You will have to change your expectaitions so you either up your budget or look at smaller properties, or even look at long term renting instead.

I wouldn't come to Perth now if I was still overseas. Australia yes. Perth no.

I can't see how most salaries could lead to any kind of decent housing unless you have loads of cash to bring over.

Personally I would geta better salary in Melbourne or Brisbane with more job opportunities and equivalent (or even cheaper) house prices.

We'll stay in Perth because I have a good job, we have a business here and we have secured a low rental for the next two years. After that all bets are off.

NKSK - you know, I think a lot of people might be considering this now. Perth was always attractive because of the cheap housing, now unless you are something to do with mining you're not anywhere near an "Eastern Stares" salary. It's hard to find anything decent in the way of family houses under $400k so instead 10 families are competing for $500 a week pig sty rentals.

It doesn't add up.

I'll live in a $500 rental for as long as it takes me to organise our move east or abroad. We'll probably be doing this in 2008 if things continue as REIWA predicts.

Very true, i don't think we could've afforded to move here now and own a house(only a year and a half after we did move here), looking at the prices it's certainly not cheap in relation to the North of England. If you've got lots of money you'll still be OK but if not, houses are bigger, but what good is that to you if you can't afford the mortgage to pay for the damn thing.

Hopefully the decision for most on here to relocate half way round the world wasnt just based on more affordable housing???
Surely Perth had slightly more going for it than just that?
I could of moved to any city in Aus when I came over but there's no way I would of wanted to live in Melb,Syd,Bris.
Sure the cost of housing was a factor when we came but it was way under priced then, its now more realistic, just because its not perceived as cheap shouldnt put people of coming here and appreciating what it offers outside of 4 walls.

I reckon a lot of pommies come/came hear because they saw what they could get if they sold their 2 up 2 down in the UK.

Aussie house prices are amongst the least "affordable" in the industrialised world based on multiples of income.
