We had an offer on ours the other week.
It had been on for 4 weeks and in the first week we had 8 viewers. Put on at £141k which was good for the area, then 2 days after ours went on 2 others came on, same style but £8k cheaper!!!! Turns out they are second homes so they are OK to let them go cheaper but it nadged ours good and proper.
Had an offer at the end of the 2nd week for £10k under the asking price so we rejected it.
Last week the estate agent phones up to say 3 more houses have come on £10k less than ours Problem was if it dropped anymore it meant we only made £9k in 4 years so we went for the offer just to get it sold, and the seller has agreed.
So fingers crossed its going through now. Not happy with the price but just happy to let it go and hopefully in a few months we can be in rented until the visa is sorted.

The house was on for 140K, which we thought was a good price a year ago. Now we've recently dropped to 130K and days later a house across from us (exactly the same) went up for 147K, so defo don't think they've dropped that much!
Even the EAs can't believe we haven't sold yet, its a decent 3 bed semi, in a nice area...it's so irritating.

Huge CONGRATULATIONS on selling your house!!!! albeit at a lower price than you had hoped for!!!
Just saw my EA driving past.....so jumped in the road to stop her for a quick chat...LOL
She said they've had quite a lot of enquiries about my house, but no viewings booked yet
Keeping fingers crossed now........still waiting for my St Joseph statue to come back from e-bay.......need to bury him quick in my garden for good luck to help sell!!!
Had a text from a 2nd cash buyer company (A Quick Sale)......they currently offer between 60-80% of the market value, which works out at £96-£128k
So not looking too good so far!!!

Fingers crossed it actually goes through to completion though.
When we brought the house (1st time buyers) 4 years ago we had 3 previous houses all fall through at the last stage due to sellers pulling out or other reasons. We ended up loosing about £10k in fees throughout it all so we've already decided if the buyer pulls out on us late in the game, and the house has to go on at a lower value to resell, we will sue them for the loss. Has to be done.
Really hope you all have some luck soon guys!

We ended up loosing about £10k in fees throughout it all so we've already decided if the buyer pulls out on us late in the game, and the house has to go on at a lower value to resell, we will sue them for the loss. Has to be done.

Hello all - i have just read this and am a little confused..... we have not heard about having to validate our visa....why do you have to do this?
we are renting out our house in the uk.....is there something we have to do to our visas because of this??? if so...what do we do and how do we do it??

The visa has an expiry date when you must have entered Australia by (usually a year from the date when you had your meds/PCC's done during your visa application).
We were hoping to have sold by now and just move permanently to Oz.......but as our house still hasn't sold we may have to validate our visas (go for a holiday to Oz to get customs to stamp our visas).....then come back to the UK and the visa will be valid for another 4 years then.
If you haven't got a house to sell you're free to leave when you please as you have no ties......just before your visas expire.

didnt know you could do that....thats a good idea
think i'll book ours for beg of october then & see what happens

Worth bearing in mind that whilst you're in the UK you have to pay tax on the income from renting, but you are allowed to offset the costs of renting against that. Those costs can include the interest on the mortgage and the cost of any maintenance (but not improvement) to the house.

Well still no news for me
Our visa expires in 19 weeks and we are hoping to just leave the house empty and go if it hasn't sold by the end of August!!!

Beth ...we left our house empty when we left 4 months ago.....don't think about it that much TBH. Had a few viewers but nothing to write home about.
Just have to keep hoping....right now we are just renting but the way the market is , its really not a bad idea.
