Default (When) should we sell our house?

Is property a better investment in Sydney (yes we can afford to buy there) or UK (nice part of Bristol where prices are still rising 10-20% pa)?

We are in the fortunate position that we could either let our house out (v buoyant lettings market) and take the rent and capital growth; or buy outright in Sydney (or have small mortgage)

Given purchase taxes (which I understand are hefty) and first buyer incentives in Australia has anyone any advice on the most sensible and practical option?

Is it still possible, practical, cost effective, desirable to build your own house in Sydney these days? Or has the rise in the cost of land made this out of the reach of most mortals?

Plus, if we decide to sell, should we wait until my (spouse) visa has come through?

Thanks

Richard
